This property is located within a beautiful, privately owned estate surrounded by acres of nature reserve offering plenty of outdoor activities from biking to paddle boarding. The onsite Spa encourages relaxation with their selection of treatments and pools. To uphold the ethos of the estate, it does not allow for large single-sex groups or excessive noise after 11.00pm. A code of conduct will need to be acknowledged and signed prior to arrival. Please read carefully the policies stated below before booking.

HM91 is a stunning example of one of our most popular house types show casing contemporary design & living at its best benefiting from a newly fitted hot tub on the decking! Formerly, a show home the accommodation on offer provides 3 ground floor bedrooms, 1 king en-suite shower, 1 bunk room & 1 twin bedroom as well as a family bathroom. Two of the ground floor bedrooms have access onto the lakeside terrace. The main open plan living/dining area is to the first floor taking full advantage of the views across Howells Mere Lake. Large terrace to the front aspect accessed from the kitchen, smaller balcony to the rear from the living area. There is also a snug off the kitchen. The second floor provides a truly luxurious master suite with seating area enjoying views over the lake. King bedroom with dressing area, well appointed en-suite benefitting from both double shower and separate bath. Finished to a high standard throughout, accommodating 8 guests.

King bedroom with matching bedside tables and lamps. Complimented by voiles, curtains, carpet and built-in double wardrobe. Access to the lakeside terrace and door to:

Twin Bedroom with metal framed beds, matching beside cabinets with lamps. Built-in wardrobe, carpet, curtains & voiles. Access to the lakeside terrace.

Bunk Room with built-in wardrobes, curtains & blind, carpet.

Family Bathroom with shower over bath. Vanity wash basin with mirror over, WC. Cupboard housing separate washer & dryer.

FIRST FLOOR

Open Plan Accommodation comprising:

Vaulted living area with fully glazed rear elevations over looking Howells Mere Lake. Impressive room, beautifully furnished with ‘L’ Shaped sofa & wood burning stove. Access to the balcony with views across the lake, spiral stairs to the ground floor. Dining for 8 guests.

Kitchen comprising excellent range of contemporary wall & base cupboard units. Double oven, tall fridge, separate under-counter 3 drawer freezer, built-in microwave & dishwasher. Island unit with inset gas hob, 2 bar stools. Fully equipped to accommodate 8 guests. Access onto the first floor balcony with dining for 8, gas BBQ. Door to:

SECOND FLOOR - MASTER SUITE

Stairs rising from landing to seating area enjoying views across the lake. Door to:

Bedroom with king bed, matching bedside tables and lamps. Dressing area with cupboards and drawers. Door to:

En-Suite Bathroom Luxuriously appointed with double shower, bath, vanity unit. Fully tiled.

OUTSIDE

Enjoy breathtaking views overlooking Howells Mere lake from ground and first floor decking complete with relaxing outdoor dining furniture and Hot Tub. There is one allocated parking space marked ’91. All other cars must use the over flow car park.

ADDITIONAL

Towels,bed linen, highchair and travel cot provided however guests must bring their own mattress and bed linen for the travel cot. Free Wi-Fi, one allocated parking space, overflow parking available. Spa use included, please contact the Spa direct for opening times for guests. On-site canoe & bike hire, restaurant (seasonal).. Please be aware the Wi-Fi signal varies, there is no fibre optic currently available on the Estate. The homeowner cannot be responsible for slow Wi-Fi connections.

The property is subject to a £500 refundable damage deposit.

As all our properties are privately owned bedding does differ, If you are allergic to feathers please enquire with the team, you may wish to bring your own bedding.

N.B The use of the Hot Tub will need to pre-booked for stays 4 nights or less.

When placing a booking for 4 nights or less online in this property you will be charged £120 for the use of hot tub. If you do not wish to use the hot tub please notify us after the booking has been made and we will issue you with refund and remove the hot tub from your booking.
