Big double-aspect living room with TV/DVD, woodburner and glazed door to garden; children’s snug with box of games/toys; spacious kitchen (dishwasher, fridge-freezer, range-style cooker with induction hob) with meadow views; dining room with door to side porch and step down to back lobby (washing machine, microwave, sink) and little shower-room (suite). Upstairs, three bedrooms – two double (5’ beds), one with limited clothes-hanging space, and a twin with beautiful meadow views; bathroom (suite plus hand-shower and separate shower). The cottage is approached via 50 yards of hardcore driveway/cattle grid to gravelled parking area and carport. A restorative, romantic bolt-hole or family get-away just ½ mile’s quiet lane walk from a good pub (remember torch) and village store.

"Wonderful cottage in an idyllic location. Very well equipped to high standard. Away from it all which aids relaxation but close enough to village to walk to. Surrounding area is very nice and in easy striking distance of Polruan, Fowey, Lostwithiel and Eden Project. The road to property access road is very narrow and at some point it would be worth considering one-way access as another property is being developed close by which could cause issues as no passing areas."

"Our second stay at Kingbarth and it proved to be even more relaxing and enjoyable than the week spent there last November. The house is comfortable and extremely well equipped. The garden was a delight on the days that the Cornish weather allowed us to stay outside, and the sofa's were much too comfortable on the days that the weather was not so kind! The location is fabulous and the cattle in the field next to the house appeared to want human contact each time we stepped outside! We were also fortunate to see a wide variety of wildlife, including bats and deer. Many places to visit nearby and far too many places to have good food and drink! Hope to visit again in the near future."
