In the heart of the picturesque Tamar Valley, ideally situated midway between Dartmoor National Park to the East and Bodmin Moor to the West, this comfortable detached lodge style house with reverse accommodation is one of a group in 30 acres of landscaped grounds and woodland on the edge of St Mellion Golf Course. Woodpecker provides an ideal rural setting yet only a 30 minute drive from the beautiful Cornish fishing ports and beaches of South East Cornwall.

Approached from the shared car park two flights of rustic steps leading through open plan gardens open onto the patio area beneath the balcony. A double glazed door and step lead into the ground floor hallway with tile floor and under stairs storage. From here are three small but comfortably furnished carpeted bedrooms, two twin rooms with en-suite shower room W.C, hand basin and step into the shower and a double with French doors leading out to the open patio at the front and an en-suite bathroom W.C.

From the hallway thirteen carpeted stairs lead up to the first floor opening into a light and spacious open plan living room open to the apex of the roof. To one side is a dining table and chairs looking out of the long windows across to the wooded valley with French doors leading onto an enclosed balcony with a bistro table and chairs. Comfortable leather lounge seating is arranged before an open fire, a small fitted farmhouse style kitchen is tucked into the corner and a stable door leads out over a railed wooden bridge to the hillside rising behind the lodge where there is an open deck to catch the evening sun with furniture and a BBQ.

Saltash 5 miles has two supermarkets, pubs and cafes with Plymouth within a 25 minute drive offering a wider range of shopping facilities, restaurants, cinema, theatre, aquarium and museums. St Mellion golf course is 1.5 miles by car or a 15 minute walk from the property. The coastal villages and beaches of Downderry & Seaton are 12 miles with Kingsand/Cawsand &Looe are 17 miles with a number of houses and gardens within a 30 minute drive including Cothele House, Anthony House and Port Elliot.
