Owing to its dual aspect and positioned only 5 meters from the harbourside, Kay Fin commands possibly the best views in the whole of Newlyn. In addition to overlooking the famous harbour the views extend across Mounts Bay, St Michaels Mount and beyond. This historic end terraced cottage also exudes character throughout. As with all of the coastal villages in Cornwall, parking is at the best of times very difficult. However, with a dedicated parking place just a few metres from the cottage, this is not an issue with Kay Fin. With stripped pine throughout and decorated with an eclectic mix of nautical and fishing momentos and prints from the famous Newlyn School of Artists (many featuring the cottage itself!) Kay Fin is beautifully arranged. However, it also provides homely and spacious living areas and with a great dining table, open planned kitchen, a large first floor living room and en suite bedrooms, this cottage is designed for comfort too. The multi fuel stove also adds to the character of this charming cottage and provides warmth for those cooler evenings after a breath taking walk along one of the many coast paths near to the cottage or a day on the beach. On the first floor the sitting room is dominated by the stunning harbour views and far reaching sea views. It would be easy to while away many hours here simply watching the fishing boats coming and going and possibly be

lucky enough to spot the harbour's resident seal 'Bert' or even a pod of dolphins which often swim across the bay. There are three bedrooms all of which benefit from en suite facilities. Typical of this style and age of cottage there is no garden however, right next door is a small public green area with benches overlooking the harbour - and where many a glass of wine has been consumed in the past! Why not rise early to see the sun dawning and watch the catch being landed on the harbour before heading to the market. You can follow this by trying your hand at fishing on the North Pier or crabbing on the 800 year Old Quay in front of the cottage - Crab lines provided and bacon the best bait! The Mousehole to Marazion cycle and walking path hugs the coastline of Mounts Bay and passes right in front of the cottage. You can turn right to get to Mousehole or left to Penzance and both are a beautiful 20 minute level stroll along the coast path - the choice is yours! A wonderful cottage in a fantastic location with so much to do and see in this beautiful area of Cornwall.

Newlyn is a small village, located next to Penzance. Although small, is it the third largest fishing port in England and plays host to the famous Newlyn school of Art and Newlyn Copper, and the Cornwall Coastal Pathwhich passes through the village, as does the level Mousehole to Marazion cycle path. Within the harbour, you often see sharks, dolphins and grey seals, as well as some splendid beaches nearby, ideal for surfing.

Shop 10 minute stroll around the harbour.

Note fishing permit required for Newlyn North pier but no permit required for beach fishing.

Crabbing lines, windbreak, cool box and cricket back available in the cottage for guests use.
