A step and front door open directly into an attractive carpeted living room with beamed ceiling, comfortable seating set around the open fire and window overlooking the front patio. A timber arch opens through to the dining room with an engineered wood floor, table and four chairs with door to the small light kitchen at the rear with a slate floor, kitchen units step and door out to the south facing rear garden.

 

A carpeted narrow steep staircase with eight steps and turn at the top take you to the first floor with two bright bedrooms,  a double room to the front with window overlooking the neighbouring properties and countryside views beyond and a bunk room to the rear with 2'6 bunk beds and window overlooking the rear garden with countryside views, completing the first floor accommodation is a family bathroom W.C with a painted timber floor, bath with a shower over and basin.

 

From the kitchen a door opens onto the enclosed walled south facing garden with six wooden steps opening onto the enclosed lawn with raised beds. Whilst there is no parking at the property there is a small free village car park about 100 yards away and further parking on the road outside the village pub.

 

The Post Office/store, church, playground and 18th century pub are all within a short walk and there are an abundance of country and woodland walks in the immediate vicinity.

 

Wadebridge the nearest town, a twelve minute drive, is set on the river camel with a good selection of shops and restaurants. For cyclists the camel trail links Wadebridge with Padstow to the East and Bodmin to the North The beaches at Rock, Damer Bay and Polzeath are all within 8 miles with Rick Steins restaurant, cafe and deli in Padstow and Natahn Outlaw's restaurant in Port Isaac only a 20 minute drive.
