About a mile from Mawnan Smith, along a pretty tree-lined lane in an Area of Outstanding Natural Beauty, is a detached lodge all on one level to a splendid country house with fantastic uninterrupted sea views. A sweeping drive takes you up to Charlton Lodge. The living-dining room has long, lovely garden and sea views, a cosy wood-burning stove for snuggling up to on cooler evenings, and French windows to the gorgeous garden. It is just a step through to the oak fitted kitchen. There are two bedrooms: a king-size four-poster double with sea view, next to a smart bathroom, and a twin with en suite shower-room. You are surrounded by 6½ acres of level gardens and grounds with a large wildlife pond which is 5 feet deep and fountain pool (both unfenced). You have your own sunny patio and lawn plus secluded decked area with rattan furniture Easter to October and sea views, and you're welcome to enjoy some of the grounds which is abundant in wildlife. There is a pathway through our field to a picnic table with fabulous views over Falmouth Bay to St Mawes and up the south Cornish coast. A leafy lane immediately adjacent to the property leads down to the beach and southwest walkway (unspoiled Prisk Cove is five minutes walk). A great chill-out place for peace and quiet at any time of year, and well placed for the Coastal Path, boat trips, and two sub-tropical gardens (Trebah and Gendurgan) within walking distance.

Located near the mouth of the Helford River in an Area of Outstanding Natural Beauty, Mawnan Smith is a pretty little village. It is home to a traditional pub overlooking the water, a restaurant, a church and a handful of shops. The surrounding area is perfect for ramblers, with an abundance of creekside and woodland walks, and subtropical gardens at Glendurgan and Trebah. The Helford River also offers opportunities for kayaking and sailing as well as fishing. The nearby maritime town of Falmouth is a popular resort, with a range of shops and restaurants, bowling alley and the National Maritime Museum…. Or why not catch the ferry from Helford Passage to Helford Village and explore the picturesque South Helford? Enterprise Boats offer trips up the River Fal from Falmouth to Truro, passing iconic maritime locations and landmarks as well as several ocean-going vessels which anchor in the river.

    The cottage is warm, well-maintained and equipped, and the owner (who lives nearby) is very friendly and welcoming. It’s probably more suitable for couples rather than families with young children due to its furnishings and facilities, but it suits us as an older couple and we hope to return for another visit.

    However, we were disappointed on two main grounds: 1 the "fantastic sea views" are available only from the far end of the garden ie about 60 or 70 metres from the cottage. There are no sea views from the seating area of the cottage and even the garden views from there are uninteresting. The pond seems to be leaking and is need of maintenance and replanting. The garden is very large, but is almost entirely given to lawn and not at all private to the cottage. We were fortunate that the owners were away as the main house is very close by. 2 The television did not work on 4 of the 7 evenings we were were there, due to "weather conditions affecting reception". At the weekend BBC channels were not available at all, and interrupted on the Monday and Tuesday. ITV was sporadically available. We were told that "nothing could be done", and although satellite might solve the problem. This seemed to be an entirely common event, and so the notes on the property should make this clear so that people can make their own decisions on whether to book. The surrounding area is great, and the coast down the path (about 800m) is beautiful, but we wouldn't stay here again.

    we encountered a small number of technical issues during our stay, which were dealt with quickly and did not impact on our overall enjoyment of the holiday. The grounds are extensive and the sea view is delightful. It is a good base from which to explore both locally and further afield, Falmouth and Penzance are easily reached from here. Storm Babet came through during our stay so we were unable to fully appreciate the property and its surroundings. Our best wishes to the property owners for the future.
