It stands on a little-used lane with ½ acre of garden: at the back, it climbs to various levels (table/chairs, unfenced wildlife pond, barbecue) full of shrubs and with long tranquil views and, opposite, an enclosed orchard, sloping lawn, tiny unfenced wildlife pond, and plenty of parking; beyond all, sheep and cattle-grazed meadows, once part of a huge estate park.

Inside, quirky and interesting with exposed beams and bags of character. Front door (5’7” lintel) to room with table/chairs, interesting artefacts and space for coats/boots; living room with lovely old beams (6’4”), floorboards/rug, woodburner, TV/DVD/video; kitchen (slimline dishwasher, washing machine, combi-microwave, oil-fired Rayburn cooker, 2-ring electric hob) with table/chairs, slate floor, butler sink, exposed beams and back door to garden. Ground-floor shower room (suite, with double shower cubicle). Tumble drier, freezer in outhouse. Stairs up to two bedrooms – a double (5’ bed) and one with two singles, both with sloping ceilings. Folding bed available, by arrangement. Lovely walks from the cottage and not far from one of the Launceston Steam Railway stops.
