St Mabyn is situated between Wadebridge and Bodmin Moor. The village is centered on the grade 1 listed 15th century Church of St Mabena and is surrounded by undulating farmland. Local facilities include a post office/shop, church, school, village hall, and a playing field.  The village is also home to the St Mabyn Inn originally a 17th Century Farmhouse, offering real ales and old world charm.

The coastal town of Padstow, popularised by Rick Stein, is easily accessible by car and is a haven for foodies, whilst the beaches of North Cornwall are also within a short drive.

This property especially welcomes families. It provides a cot and a highchair plus a Playstation 2, and a selection of books, games and DVDs.
