Enjoying vast views across six hectares of vineyards, just 8km from the beaches of the Dalmatian Coast, Villa Demetra is a set of two magnificent reclaimed vineyard houses that are powered entirely by solar energy and water sourced right beneath the vineyards!
The location is an incredible choice for those who enjoy the outdoors and the natural world for walking, trekking or relaxing, as it is right on the doorstep of the extraordinary Krka National Park – and being so close to the coast too it’s perfect for wine tastings, boat rides and excursions of all kinds!
The undoubted highlight of this villa is the miraculous views provided by the totally contemporary design, with a full wall of windows onto the garden ensuring vibrant natural light and incredible vistas! There are two entirely independent units, each with a private garden and lounge, enjoying a vast shared garden complete with a 15 by 5 metre pool! Both villas have the same marvellous provisions inside, with beautiful open-plan designs creating a sociable space for conversation to flow freely through the extremely modern kitchen and into the cosy living areas. Large sofas in front of the Smart TV are the perfect spot for settling into a film in the evenings, while the private lounges, separately enjoying amazing views from their cosy cushion-filled benches are ideal for soaking up the peace and tranquillity of this villa!
In the first villa there are two fabulous bedrooms upstairs, while the second villa contains a third delightful bedroom. All three are as modern and minimalist as the rest of the villa, with custom furniture throughout, and even come with sleeping masks! The bedroom in the single-room unit enjoys a fabulous gallery effect over the ground-floor. There is a spacious bathroom in each villa, with a sophisticated, large walk-in showers, and both are equipped with slippers and bathrobes for your comfort.
The separate units enjoy their own private courtyards with fabulous zen gardens, and also share the larger space between them. The huge pool, lined by sun-loungers, is the ideal social space to enjoy a little quality time with the whole group whilst having a dip or simply soaking up the sunshine! Whether all together or simply enjoying a moment of solitude – this is the ideal place for it, with panoramic views over the vineyards and distant mountains!
Just a moment from Krka National Park, a series of 7 waterfalls which cascade dramatically forming vast pools in which you can swim and bathe to your heart’s content, surrounded by hiking trails and ancient structures, you’ll find the mesmerising beauty of nature just a stone’s throw away.
You’re also under an hour from the two dazzling cities of Zadar, to the north, and Split, to the south. Both are vibrant, with Zadar hosting the soothing and enchanting Sea Organ which creates a soft song as the waves wash up against the harbour, and Split home to the extraordinary Diocletian Palace, the 4th-century palace of the Roman Emperor Diocletian!
Sustainability
Villa Demetra has put a number of measures in place to ensure the villa is as environmentally friendly as possible. The water used in the villa is sourced from under the vineyards in front of the pool terrace. Villa Demetra has also taken advantage of the strong Croatian sunshine by installing solar panels to provide power and electricity to the villa.
There is also a small vegetable patch that guests can utilise at their leisure and make the most of the seasonal produce grown in the villa. If you are staying during late summer/early autumn, then you may be able to watch the grape harvest in the local vineyard from the comfort of your sun lounger by the pool, and maybe even try some of the wines!
Villa Demetra was designed and constructed by local engineers using local resources, including sand, stone, wood and iron. This has allowed the villas to blend into their natural surroundings while still offering modern interiors with all the mod-cons guests could need during their stay.
Villa Demetra is practically on the site of Krka National Park, giving you the perfect escape to truly experience the surreal natural beauty of the area! If you can find the time, the Plitviče Lakes National Park, less than two hours away, is the second haven of sparkling turquoise lakes, joined across 16 terraces by powerful, beautiful waterfalls. And for a sunny day out on the water, take a ferry from to one of the 3000+ islands of the Adriatic Sea!

Flourishing with activity, enjoy a stroll through the many independent shops, cafes and restaurants in the day time, and be sure to return in the evening, when the winding streets and narrow avenues come alive with music and chatter! The bars come in all shapes and sizes and can be found tucked away among the trees, through secret doorways and hidden in tiny passageways.
