Head up the ancient uneven steps into the entrance hall, and from here up another step into the sitting room, full of history with beams, knobbly walls and an open fire in the inglenook fireplace, all complemented by a modern smart TV and iPod dock. An arch leads through to the dining room where you can open doors to the patio on a sunny day. The kitchen doubles as a breakfast room in true country house style with its old pine table and stable doors to the garden. Tread where centuries of feet have worn the steep spiral stairs when you wend your way up to bed in the three spacious bedrooms under the cosy eaves. Outside, eat alfresco on the patio or stretch out in the sun on the lawn, and you also have a higher terrace and lawn with outdoor furniture for enjoying evening drinks and barbecues. If you don't want to cook, stroll out to the village inn with its tempting menu. This is great country for walking along the River Erme estuary or getting on the water at Wonwell beach for bodyboarding, kayaking and paddleboarding. Bigbury on Sea has a huge and splendid sandy beach for surfing and you can walk across to Burgh Island at low tide. Ivy Cottage is a wonderful place, full of history and interesting features, with great beaches and a good pub nearby.

Kingston is a very pretty Devon village, well off the beaten track in an aonb, one mile from the River Erme’s beautiful wooded estuary and sandy Wonwell beach.
