Rose Cottage is a delightful white-painted semi-detached stone cottage, with enclosed rear garden, overlooking Afon Leri (Leri River), just 1.5 miles from the coast at Borth and 6 miles north of Aberystwyth on the West Wales coast, overlooking the heart of Cardigan Bay, ideal for spotting dolphins and sea birds. This lovely old cottage retains many original features including beamed ceilings, slate floors and large inglenook fireplace with bread oven. Originally just ‘one-up one-down’, the cottage has now been extended to include a kitchen and ground floor shower room in addition to the spacious living room and bedroom.

Briefly, the accommodation and facilities comprise:

Kitchen: well-fitted galley kitchen with hand-made units, electric oven, ceramic hob, microwave, tall fridge freezer, washing machine, tumble dryer and slim dishwasher.

Shower Room: with shower cubicle, Victorian-style high-cistern WC and wash basin.

Living Room: a large room, with rugs over impressive Welsh slate flooring, large wood burner in the stone fireplace, beamed ceiling and walls, large sofa, footstool and armchair, large flat screen Freeview TV, Bluetooth speaker, WiFi, circular pine dining table and four chairs, dresser.

The original dark oak staircase, narrow and with two turns, rises from the living room direct into the first floor bedroom.

Bedroom: a spacious room with high beamed ceiling, rugs over original polished floorboards, double bed, imposing antique wardrobe, dressing table, chaise longue. There are views from the small bedroom windows at the rear of the property across the River Leri, which runs alongside the garden.

Outside: An enclosed side and rear garden with lawn and mature planting, patio and Summer House, overlooking the river. Garden furniture and barbecue. River rights (trout and occasionally salmon) on the River Leri, from the patio, if you have your own rod and license.

Parking: Rose Cottage fronts the lane running through the picturesque village of Dol-y-Bont. There is one private gravelled parking space adjacent.

Heating: is primarily by the woodburning stove (logs provided), with additional freestanding electric heaters to supplement.

Borth and Ynyslas together provide over three miles of sandy beach, a lovely walk from Borth to the Ynyslas Nature Reserve, where the Afon Leri joins the Dyfi Estuary. Ynyslas also has a historic golf course. There is a small supermarket in Borth and several pubs, cafes and takeaways along the road from Borth to Ynyslas. A little further inland is an attractive waterfall, water mill and woodland walks at Furnace, also known as Artists' Valley, and nearby rspb Nature Reserve at Ynys-Hir. The university town of Aberystwyth has a castle, harbour, promenade and pier, with lovely views from Constitution Hill over Cardigan Bay.
