This modern rustic showman's carriage is set in an elevated and peaceful rural location with wonderful views of Bodiam castle. This bespoke carriage has been given new life and has been transformed into a unique haven for two but with the luxury of additional outside space.  The Duchess has a large covered front deck complete with leather sofas, an outside kitchen and large seating area for entertaining and there is a handy hot tub which can accommodate up to six people.  The cosy interior offers a modern living area with a fitted bedroom which includes a shower.  From countryside rambles to exploring the far-reaching Sussex coastline, The Duchess provides the perfect spot for touring around and visiting all the wonderful castles and gardens. Bodiam station, one of the boarding points for The Kent & Sussex Railway is at the bottom of the drive.  The property is surrounded by lawns and flower beds and well- behaved dogs are welcome on a lead.  There is a local bakery in Northiam - Will's, which sells delicious bread and patisseries and can also rustle up a hearty breakfast - the perfect way to start your day.  Shop: 0.5 miles  Pub:  2 miles  Coast: 17 miles

Open Plan Living, Dining and Kitchen Area and is accessed by a wooden entrance ramp

Sitting/Dining Area is carpeted with a wood burning stove, sofa, footstool and an antique armchair, bureau with lamp, folding table and two stools.  The TV can be moved to the outside seating area if required.

Kitchen Area is compact with a four ring gas hob and oven, extractor fan, built-in microwave, gas fridge with an ice box

Boot Room is a great space for hanging coats and storing boots and also for drying wet dogs

Bedroom has a built-in double bed, fitted cupboards with a washbasin and a shower cubicle

Cloakroom has a washbasin and a w.c

Outside Living/Dining Area is decked with rugs and wraps around the front and side of the property offering stunning views - Living Area has a leather sofa and two armchairs, a wooden drinks table with a sunken ice bucket and a unit for the TV (can be moved from inside).  Dining and Kitchen Area has a large wooden table - can be used to entertain visiting friends - two built-in benches and a table heater.  There is also a mini kitchen unit housing a four ring gas hob and fridge - perfect for alfresco dining.

Garden: There is a lawned area to the front, perfect for playing a game of croquet and the surrounding area is landscaped with  an unfenced pond. 

Parking:  There is ample parking very close to the property

Heating: Electric radiators and a wood burning stove (1st basket of logs provided)

Extras:  If you'd rather spend your self-catering break indulging in the life's luxuries, let a caterer prepare a meal for you and your partner (on prior request and subject to an additional cost).  Hampers can also be requested from the owner - ideal for picnics (at an additional cost).  There is also a farm shop called The Hub on site, selling local produce, soft drinks and beverages. The owner has a beautifully restored Alvis and would be happy to collect you from a local station if arriving by rail.
