"We had a lovely girls weekend in the cottage, the only complaint would be the temperature inside the cottage and games room. The cottage took a good 24 hours or so to heat up and one of the bedrooms remained cold throughout our time. The stove in the games room didn't do much and so we had to be wrapped up in there, appreciate the time of year we chose though. Other than that the owners were very friendly and helpful when needed! Would stay here again!"
"Third time our group has stayed at Ivy House Farm. It has everything we need and bags of space. No hesitation in rebooking for next year"
"Lovely peaceful place to stay. Everything you need is there, owners very helpful and friendly. Would highly recommend for family get together."
"It was absolutely wonderful place and location to spend holiday in with the family.. wonderful people, wonderful service, wonderful property and facilities. However we spent 30 nights but it wasn't enough. We are looking forward to our next holiday on same place again.Every one don't miss the opportunity to enjoy staying at IVY House Farm.Nasser Almansory."
"Lovely house and grounds. Was an excellent house to hold a suprise 70th birthday party. Shame about the lack of cleanliness throughout the house. Had to clean before guests arrived. House also in desperate need of tlc, wiring and leaks need attention. Towels/tea towels provided were new but not washed, therefore not absorbent. On a brighter note, jaquzzi & bbq, EXCELLENT!"
"Very comfortable stay with very pleasant landlords who were easily contactable if there were any issues. We had plenty of fun in the games room and found the cottage to be very comfortable."
"We had a lovely weekend celebrating my mums 60th birthday with family. A lovely house with all the equipment we needed to cater for us all. We enjoyed using the hot tub and games room and had nice walks in the surrounding area. The key holder Heather was very helpful when we needed to arrange collecting the key and when the electric gate broke she was very quick to get it fixed. A lovely big house to get family together in a central location."
"Great Christmas holiday had at ivy house farm.Great house for a large group to spread out.Location good with excellent cycling, walking and pubs nearby.Hot tub ace.Would recommend and return."
"We have young children (aged 5,3 and a baby) the cottage was an excellent choice for us. We received a very warm welcome on arrival, it was clean and warm and very welcoming. The games room was a fantastic space for the kids to let off steam and the house itself v well equipt and comfortable. We will definitely return."
"Absolutely fantastic. Very welcoming (hampers and towels etc). Hot tub was perfect (even in the cold winter!). Games room was brilliant, and location was 15mins from Manchester city centre. Had a great time, and the owner ensured we were okay. The guys had a great reunion here and we will be definitely re-booking in the near future. I just want to thank the owners for a lovely cottage."
"Great set up, thoroughly enjoyable. A few "buts" room roof leaks spoiling use of facilities and games room stove didn't seem to draw properly. Grill pan/rack ill fitting and no handle. Shortage of some kitchen saucepans etc. But hey what, what lovely rooms, bathrooms, hot tube etc. Yes we would go again."

"Needs a good clean, make sure items i.e. Shower, toaster etc are all working"
"Lovely comfortable house - great accommodation. Attentive hosts/owners who resolved our minor issue with the heating (we couldn't find the controller!) within about 5 minutes.Lovely welcome basket of goodies.Would go back."
"We stayed on fri 6th nov in a party of 10. The location of the property was perfect and quiet.the day we arrived the owner stopped by to show us around and was very polite. We had everything we needed and the house was warm and comfy at all times. The games room was amazing . everyone in our party had an amazing stay and would love to stay again in the near future"
"We are three families with young children and had a great stay in Ivy House Farm. We found it clean, spacious, warm and well-equipped. The woodland nearby was perfect for short walks and it was lovely for the kids to be able to see horses in the fields and to pick blackberries. The photos don't do the house justice. Its décor won't be to everyone's taste, but it feels fresh and clean and was ideal for our family break."
"The property itself was lovely, very spacious and in a good location for visiting the surrounding attractions. We did, however, have a few issues during our stay.1. The free view tv box in the sitting room was old, did not work and had exposed wires which could have electrocuted somebody. We replaced it and were told by the owner they would repay us but this has not happened.2. The fifth bedroom had two very small beds (probably only suitable for under 10s), it had no storage facility, very poor mattresses and duvets which were grubby.3. The general cleanliness was sub-standard (stains on cushions and floors, finger prints on tv and windows, fridge not clean etc).4. About 30% of the light bulbs either did not work or were missing.Money should be reinvested to bring the property up to the level expected for the star rating it has and the amount charged to stay in it. It needs a thorough clean."
"Had a great time. The house and facilities were fantastic. Would certainly return :)"
"The property was spacious allowing all to gather together or each to find their own space. The facilities were as described and perfectly adequate for our stay. The house and garden were clean and tidy but the decor was tired and generally the appearance was of a house that needs some TLC. This was of little concern to us and did not affect the quality of our holiday."
"Would have liked to be able to control the heating as the cottage got cold when the heating was off. Sharper knives to prepare food would have been useful. However, great value for money and would definitely return in the future."
"Our second visit to Ivy House Farm. A wonferfully secluded cottage with ample space. The games room has plenty of activities and the house is stocked with plenty of essentials and utensils. Our only gripe was that the games room isn't sufficiently heated in cold weather. Although a log burner and logs were supplied there wasn't enough to keep the room heated for 3 nights. Aside from that it suited our needs perfectly."
"Thoroughly enjoyed our weekend, spacious house with good facilities - hot tub in particular"
"A lovely spacious, well equipped and clean cottage. The owners and team were extremely helpful. Our party of nine really enjoyed a birthday weekend and the bonus of a hot tub and good games room made for happy children. Would recommend this cottage as a good base for the Manchester area. "

"Ivy House Farm is a lovely house in a great location. The pictures on the website don't do it justice, it is much more spacious and grander than it looks there. The owner/key holders were lovely, extremely helpful and very welcoming. We would recommend Ivy House Farm to anybody."
