About this property

A lovely detached barn conversation in rolling countryside, on the edge of Exminster.

This wonderful two-bedroom detached barn conversion offers the perfect rural retreat set in the tranquil outskirts of a quintessential Devon village. Exminster, renowned for its marshes and a vast array of migratory birds, is the ideal base for a restful and peaceful escape. After a spot of birdwatching nearby, return to this charming accommodation to unwind beside the wood burner or soak up the last of the sunshine on the decked terrace overlooking the fishing lake.

Step inside and be welcomed by a spacious, light-filled lounge, boasting a period fireplace with a feature wood burner, TV, and comfortable seating. The rear of the cottage features a stunning open-plan kitchen/diner with statement ceiling beams and a dining table and chairs. A handy utility room provides a washer/dryer. Upstairs, two generous bedrooms with high ceilings and exposed beams provide an abundance of character. The master bedroom is a double, while the second offers three single beds. Enjoy a contemporary family bathroom with a bath and separate shower cubicle. Head outside and explore the decked terrace, leading to a gently sloping lawn, surrounded by a low fence, with superb views of a coarse fishing lake and rolling hillside.

With the rspb Exminster and Powderham Marshes just a mile away, you can explore the scenic landscape on a circular walk and witness the flocks of geese, ducks and waders. For those looking to indulge in a spot of retail therapy, Exeter is just 5 miles away and showcases a variety of shops, restaurants and cafes, with the grand Exeter Cathedral as the centrepiece. The beautiful Exe Estuary Trail is also within 9 miles from Dawlish to Exmouth, passing through charming villages, such as Starcross, Topsham and Lympstone, which are all ideal for a leisurely stroll or bike ride.

We received a warm welcome and an introduction to the cottage by the owners . It was very clean and very well equipped . The beds were very comfortable with attractive bedding . There was a lovely private garden at the rear in which to relax . The setting was very peaceful but access was down a long narrow lane . We were able to organise a delivery from Tesco which was useful . Highly recommended .

We had an excellent holiday at Luccombe barn, the accommodation was very comfortable and was in a peaceful location which was perfect for a relaxing break. It was also in a good spot for exploring the Devon coastline and surrounding countryside. We would recommend this property without hesitation.
