"Overall we thought the cottage was good for a party of our size, 4 adults, but would be a bit on the small size for any more. The kitchen was very small & only suitable for 1 person to use at a time. The lounge area with dining table was just adequate but we were constantly having to move the dining chairs around just to get past to the lounge area etc, which proved to be a bit annoying. With 2 more adults, or children, this would be even more difficult. The TV was positioned on a high room wide mantel shelf over the electric room heater. At this height it was difficult to view for anyone sitting on the sofas close to the end wall.The best part were the bedrooms, very large & comfortable & well furnished with very large built-in clothes storage/wardrobes. Bathrooms are small but adequate. The showers were just ok but the water pressure was erratic, running hot & cold as other bathrooms & the kitchen taps were being used.Externally the front enclosed garden area was very good, especially for us with our 3 dogs. Which was the main reason for choosing this cottage.However we did have a problem here on the first night as the lawn had been roughly mown but with the grass clippings left on the lawn. This very quickly became a problem as our dogs, & us, as we cleaned up after them, were walking the grass clippings into the lounge which meant we were constantly having to sweep them up to try to prevent them being walked upstairs into the bedrooms & bathrooms. The next morning we knocked on the owners door to ask if these clippings could be raked up, I even said I would rake them myself if a rake could be provided. I spoke to a young girl who said her mother was still in bed. All that happened was a dustpan & brush, I had also asked for, was left outside the front door but the request itself was totally ignored. We had to endure this problem for the full weekend, there was nobody around to ask on both days. On the Monday we asked the owner again & were somewhat surprised at his manner as all he gave us were a list of his problems as to how busy he was & how his mower box needed welding. He then rather reluctantly said he would get his blower out to remove the clippings, which he did very roughly, leaving them piled against the side fence.This issue came very close to spoiling our whole week. In the same vein we also had to ask for the Games Room, as advertised as being available, to be open as it was full of old furniture & un-useable. The Games Room itself is very poor consisting of a dartboard & a very old, very dirty & rickity Pool table which I had to brush the dust & debris off to use. If the Pool table was in use the dartboard was too close to be safely used. On the Wednesday some new balls & cues suddenly appeared which did not help as the table was so warped it was impossible to have a proper game. I think it pushes the boundary to describe this wooden hut as a "Games Room".Although the swimming pool was advertised as being available & the weather was nice & sunny, we did not think it wise to asked for the pool cover to be removed.In summary, the Pros' are a good location, nice bedrooms & adequate facilities, whereas the Con's are a poor unprofessional attitude from the owners, not the "can do" attitude that successful businesses need to grow & thrive. Also the value for money is also poor, we paid more for this cottage in the low season as we have paid on the previous two years for high season. A work in progress is, I hope, a true description for this business."

"Overall cleanliness was way below standard as the hall carpet and livingromm rug were filthy, there was insect debris such as dead flies and droppings onmthe hard floors and and oven pans windowsills. The skirting boards were grimy downstairs and the oven were not properly cleaned. The central light fitting in the rear bedroom was broken and 2 of the bedside lights did not work. The electric was on a key meter which we only noticed when it ran out. As all appliances were electric this could have been serious, especially if we had been cooking Christmas dinner. We had to go to a nearby village to put £50 on the meter which we didn't get refunded until 3 weeks later. Despite this, we liked the cottage itself and the village but the only heating in the bedrooms and bathroom were plug in fan heaters which we had to use very sparingly because of the high cost of the key meter. The parking space was tricky and inadequate for a family sized car and on 1 occasion we were blocked in and had to go round the neighbours to find the owner."

"We thoroughly enjoyed our stay at Luccombe Barn. Our excellent hosts (in the adjacent barn conversion) Bill and Betty made sure that we had everything we needed. A spacious and well equipped kitchen diner and a very comfortable lounge provides an excellent base to relax. Together with a utility room and downstairs loo there is everything that you would possibly need. Upstairs is equally impressive with a large double bedroom and another large bedroom with 3 singles (and more floor space for another!) With a good sized bathroom with bath and separate shower you can't go wrong. Another plus is that there are windows on both sides of the kitchen and lounge so you get the benefit of morning and evening sun. The garden is great with lovely views over the lake. Not too far from the Exe Estuary cycle trail - a brilliant cycle (or walk) in alongside the canal to Exeter Quay and an amazing cycle track alongside the river and railway in the direction of Dawlish. Not to mention ferries at Topsham, Turf and Starcross ....enjoy!"

"We chose Luccombe Barn not only for its proximity to Exeter (15 minute drive), but also because it's one of only a few holiday homes that accept dogs but aren't based on working farms. The barn is gorgeous - spacious, well laid out, and furnished with everything we needed for a short break. All the fittings are of a high standard and the place is kept spotlessly clean by the two wonderful caretakers, Bill and Betty, who live across the yard. Nothing is too much trouble for them, and while they're quite happy to keep out of your way they're also great company and have plenty of advice on things to see and do locally. If you're a dog owner or not, this is a great place to visit. It's worth driving for 5 minutes to get to the best local beauty spots as there's only a fishery right on the doorstep, but we honestly couldn't have hoped for a better base. We very much hope to be back, if there's still availability this year!"

"Had a lovely few days in this charming Studio - ideal for the two of us and our old Golden Retriever, who loved lying out in the courtyard in the sunshine. Ideally situated for touring around Dartmoor & the South Hams, and nearby Moretonhampstead has some great dog-friendly pubs & cafes (had one of the best pub meals ever in The Horse) as well as a well-stocked Co-op, open until 10pm. Wi-fi worked fine for us (admittedly we weren't gaming or streaming videos, but who wants that on a break in the country anyway?). Pam and Alison are lovely, welcoming hosts who clearly work hard to ensure the lodges are well-equipped and comfortable (including home-baked cakes, flowers and fresh milk on arrival). Spotless bathroom/shower, comfy bed, lots of woodland to explore with the dog, and excellent TV/freesat. One of the best places we've stayed and we plan to go back."
