"Issues with Owl cottage that we found unacceptable.The drain outlet from the kitchen was blocked (outside) with rotting leaves and general detritus – must have been like it for some time – cleared it ourselves.The drain outlet for the downstairs shower room was blocked (shower, basin and washing machine unusable – flooded back into shower tray) – we tried to clear blockage but finally had to contact the property manager (Sunday pm). Plumber came out Tuesday morning and cleared a substantial amount of material from the drain – mostly rotting vegetation – again must have been like it for some time.The kitchen sink tap had an extremely low flow – several minutes just to fill washing bowl. The tap outlet filter was partially blocked which we removed – property manager informed.There was, on arrival, an extremely high level of flies throughout the house – best guess 100. We do not like to use insecticides in the presence of children, so it took a while to swat the flies – on-going for 3 days. Property manager informed but had no satisfactory answer – there may well be a health hazard in the property however there was no smell of dead rodent or other rotting animal.The downstairs shower room had a clear issue with damp – flaking paint/mould etc.Both bedside lamp bulbs in the 3rd bedroom had blown – this was reported in the breakages book way back in May 2018 – bought new bulbs and fitted.Patio set chair broken (back rest) (bbq Saturday evening) – could have caused an issue – again reported in breakages book in July 2018Further comments only,The rear exterior of the property especially between fence and kitchen is very shabby and untidy – broken fence panel left lent against the wall.The parking area was over hung by an apple tree and windfall apple laying on the ground rotting attracting an enormous amount of wasps – we had to be very careful when loading and unloading the car.One light on cooker hood not functioning – not replaced. This definitely detracted from our stay in Norfolk and even though we have stayed in many cottages throughout England I can safely say this is the worst experience so far. This has therefore prompted my first ever complaint. We like to stay in older premises with character and understand some of the more quirkier issues with these properties however there should be a level of maintenance that ensures the basic amenities are up to standard."

"S87144 was quite comfortable but from the picture you cannot see that it sits on a corner of a busy junction, so can constantly be busy and noisy with traffic; especially early in the morning from 04:00 and mid evening from 17:00 to 23:00. There was also noise up to 22:00 hours on one evening from construction works next door and also what we believe was gym equipment being used, the metal weights or feet of which were banging on the floor, causing a vibration in the living room.There were a number of issues that we brought to the attention of the owners, who admitted she already knew of these. 1) The main kitchen door had dropped and would not close as it was hitting the weather stop at ground level; 2) the Hot Tub was not functioning in one corner and one side, as well as needing cleaning, and a few other faults - external lighting not working etc. We were reassured that these would be attended to but it was unfortunate that these issues were not able to be rectified whilst we were resident. The cottage was well presented, the garden was well kept. The quality of furnishings were good and we were happy with the amenities provided. The property was spacious and comfortable, and it is clear that the owner has done her best to try and provide everything you may need. This is far different to many properties we have visited where only the bear essentials have been provided - the owner has done her best to provide a home from home where you don’t need to think about bringing anything for yourself. Overall, sadly we were quite disappointed, particularly with the location, because with the noise level, (mainly the building work and gym equipment), I feel we received little rest and relaxation as we may have been able to do should the noise level have been lower. For this reason I do not believe our review to have been a positive one."

"I regret marking this property down a bit as a little effort would improve it. One of the double beds is very difficult for 2 people to share. It is pushed into a corner of the room and has a large wardrobe against half of the foot of the bed. This means that it would be impossible for 2 people to use it without disruption. Fortunately there were only 4 of us and one couple used the twin room which was a tight fit. They used the spare double room as a store/dressing room! The wet room is exactly that! There is nowhere to put a towel without it getting wet and there is nothing to sit on. The wet room floor is pebbles - looks interesting but is uncomfortable on the feet. Do all the taps in the property have to have a different way of turning on? - annoying. There is no excuse for a number of lights not working (some had no bulbs and others had dead bulbs!). It is also dangerous to have a ceiling rose with no cover thus exposing the wiring.There is a 'trench' some of the way along the right hand side of the rear garden and this is a danger to children.There is also an overhanging laburnum tree any part of which is of course poisonous. The photos need to be updated as they are in part misleading. I am sorry to have been critical as we enjoyed our holiday despite the faults of the property. Had there been 6 of us, we would have complained on arrival. Also we did not comment in the Visitors Book because our complaints can easily be remedied by the owner taking more notice of the state of the building. Perhaps he should go there for a weekend with five others and see how well he manages!"

"S75463 is a beautiful and comfortable property, spacious and very well equipped and appointed. Very nice touches, like toiletries, dressing gowns, slippers, and a nice food parcel including bottles of prosecco and beer. Naomi (the owner) visited the evening we arrived and was quick to address a couple of minor issues such as light bulbs not working and the washing machine door which had been broken by the previous tenants (it was already booked for repair, and indeed was repaired the day after we arrived). I only have a couple of minor niggles; one was a lack of storage in some of the bedrooms (eg. no drawer space) which seemed odd given that the rooms were all easily large enough to accommodate a chest of drawers! Also, in the kitchen, the crockery/glass/cutlery supply was more than ample, but we did note a lack of large pans, which was strange given that the house sleeps 16. The largest saucepan was only just big enough for one packet of pasta. There was a large heavy wok and some Le Creuset cookware but none of this could be used on the induction hob, only the Aga, and it was very heavy to lift. Minor issues though - it's a lovely property and I'm sure anyone holidaying there will have a great week!We visited the nearby pub (Lydd Arms) a couple of times including once for dinner. They were very friendly, although because we were such a big group we had to pre-order our food 1-2 days which took a bit of organisation."

"The cottage itself is quite nice but in need of a bit of TLC. The downstairs bathroom door was slightly warped and in need of planing, there was a water stain on the carpet in the downstairs bedroom and the shared outdoor gas bbq was filthy when we arrived. It was a hot weekend when we were there but there were no fans in the property and when you opened the door/windows the property was inundated with flies - a simple fly screen at the door would have helped. The upstairs bathroom smelt damp throughout our stay, despite opening windows to let some air in.Also, shared outdoor space is fine if your neighbours are friendly - ours were not. Their children prevented ours from playing on toys provided by the property, they hogged the pool and caused a confrontation over the booking system which they claimed not to understand. Perhaps if this had been managed by the owner rather than visitors it could have been prevented.It's a nice property, with plenty of space for youngsters to let off steam but it could be an outstanding property in time. The owner is lovely however, and incredibly helpful with her local knowledge."
