"This was a gamble for us as we stayed with our two children(12 &15) for a week over Xmas 2017. It paid off because we had a fantastic time. S13898 is everything you could need for a break away from it all. Close enough to supermarkets to stock up with no problems. Local pubs if we didn't feel like cooking were a short drive or within walking distance with our little doggie.It's in the country and the views are beautiful. We saw sun, rain and snow all in one week and it didn't stop us doing anything. We went to Eastbourne, Brighton and London as they were all so easy to get to. We caught the train to Brighton and London as it was much easier than driving and searching for parking. We parkef in Haywards Heath and caught the train from there. Parking in Eastbourne was really cheap on the seafront!!The accommodation had everything we could need and more. It was very cosy, clean and pleasantly decorated for Christmas when we got there. The log fire was a perfect addition for the festivities. Christmas Day was magical.We had Wi-Fi with no issues. There is no mobile reception but to be honest we didn't choose this location to be in touch with the world...switching off for a few days is our idea of heaven.The owners Rob and Val and their family are absolutely lovely people. They are around if you need them or just want a chat but are not at all intrusive. We even joined them on Christmas Day at the local pub - The Bolney Stage for a Mulled Cider and good old fashioned chinwag! We had eggs from their hens and ducks which were delicious scrambled on toast....We are planning at some point to go back in the summer and it would be lovely to see Rob, Val and co at the IW Festival for a drink! "I think we have stayed in this cottage six times now. In many ways, obviously, we really like it. It is always very clean, and every time we go, something has been updated. This time, there was new bedding in the double room. There was also an additional blind on the window in the twin room, which used to let too much light in, too early. There are also many things in the kitchen that have been updated over the years, the owners do NOT stint at all in this respect. BUT there is a huge issue with lack of mobile phone connectivity in the cottage. In previous years, it was patchy, this year, NONE at all for the whole week. Which really left me in a very bad position when I needed the AA on Thursday night 5/4/18. Having called them before 10pm, I was wandering up the land at 3am in the pitch black and the cold, as they could not find the cottage, nor contact me. They finally departed at 4am, by which time I was EXHAUSTED and was facing a 270 mile journey home. I really think they need to put a landline in the cottage, (other cottages do) because this situation is terrible. It's fine to say "use messenger/whatsapp" but you cannot whatsapp the AA, and unless it is a DIRE emergency. you don't feel you can knock on and ask to use their phone after a certain time. We really like the cottage, and would book again, but this was a BAD experience. Also, the hot water for the shower runs out quite fast, so you have to choreograph people having showers.But other than that, it is a fab cottage. BUT these issues need addressing."

"The cottage was picturesque, but not very well equipped. There were clean sheets, and (small) towels provided, plus one roll of loo paper; no hand soap, no dishwasher tablets, no clingfilm for the microwave. Possibly future guests could be advised to provide their own. There was no local information provided other than a book of bus timetables - it would have been a nice touch to give recommendations for local shops, restaurants, walks etc, plus where to catch the bus! Also there was no local contact number in case of emergencies. There was a mish mash of crockery - only 3 side plates and 3 cereal bowls, and only about 8 mugs, so you had to keep washing things up rather than use the dishwasher. Also some light bulbs had blown but there were no spares.The garage was very small, so we could not use it (there was free parking further up the road, so this wasn't a problem). My biggest complaint is the state of the garden, which was smothered in bindweed, although the house handbook mentioned a gardener coming in every week, all they appear to do is cut the lawn.On the plus side, Rottingdean is lovely, with fantastic food pubs, a fabulous bakery and greengrocers, frequent buses into Brighton, and lovely walks around the windmill and along the beach. So we did enjoy our stay, but felt the cottage was very impersonal (not helped by fact that owner took five days to reply to my email about key collection) and a bit neglected."

"This is lovely house in an excellent location and good local restaurants.We were disappointed with the house though. When you pay premium prices you expect a premium property. For example the dishwasher was broken, we couldn't get the electric induction hob to work and couldn't find instructions. It was marketed as sleeping eight but only had 5 cereal bowels and a mixture of crockery odds and ends. There were too few saucepans. One of the patio chairs had a bolt missing and was potentially unsafe. Several lights didnt work despite changing the bulbs, (not something you should have to do when you arrive). The kitchen table was too small for anything other than two people, the logburner had not been cleaned out and there were cobwebs here and there. Then you are told that to use the hot tub will cost you £150! Clearly the owner doesn't want you to use it.If these issues are addressed we would stay again but until they are we couldn't recommend it. This post has been made with the full knowledge of English Country Cottages."

" We were looking for a venue where two octogenarians could stay in peace and comfort before and after a get together of four generations to celebrate a Diamond Wedding. S13892 proved perfect for the occasion - plenty of space, inside and out, for adults and children (and three toilets!). There is also plenty of on-site car parking. The family were impressed and delighted with the venue and we enjoyed the abundance and variety of wildlife in the garden and field. The owner was particularly friendly and helpful, and the local postman enjoyed delivering the card from The Queen!! "
