    "When we arrived at S17744 we were absolutely amazed at how beautiful the property is. As we unpacked and settled in there are a few concerns which are on every single other review and quite frustrating at how easy it would be to solve these problems. The cleaning company used was very good but when we started losing toys under the sofa/ beds we realised those areas hadn't been cleaned for a long time. Not a major problem. Mainly it's little DIY jobs that need sorting... all the glass on the veranda needs aligning and there is a broken panel that needs replacing which our dog kept going underneath and quite easily could cut himself! So we needed to put a chair there so the dog didn't keep going under. The parasol... doesn't work great as soon as some wind appears it leans really close to the table knocking drinks over etc ( the nails holding down are loose). The bifold ing door the runner rubber is broken. The facilities of the kitchen is great. The dining chairs are ancient!! And the leather sofa is really annoying... every part is separate so as soon as you Sit on it it moves!! The vacuum provided the tubes broken! The door knobs in the porch are broken. The stairwell the metal fittings came off the 1stbtime I went up the stairs! The bathroom toilet roll holder loose. Just little things that am sure a maintenance man could have solved within a few days. The place just needs freshening up abit. The contact was really helpful throughout our stay if she was needed but we never felt the need to call her. Tim was very helpful who showed us the boat. Overall we were delighted with the stay it's In a beautiful location 10min walk to wroxham. Day boat great. Just please sort the little jobs out!!"

    "S17744 is in a lovely location with river views and wildlife to watch from the lounge. In our opinion it is in need of some tlc. The boat is one of the oldest we saw on the waterways and as pointed out to us on arrival in need of repairs to the throttle, this was due to happen during our two week stay but never happened. The outside decking glass screens need attention, especially if children are staying, as some are loose. The inside is bright and spacious but lacks storage in the downstairs bedrooms and the double bed mattress is well worn (avoid if you can). As we were stopping two weeks we took up the offer of bed linen and towels being changed mid way through our holiday, we struggled to find fresh clean towels without stains in the pack left. We had a very warm welcome on arrival but felt that compared to other holiday cottages we have stayed in S17744 was not value for money."

    "This is a fabulous house in an unbeatable location; it's right on the river so the views are spectacular with boats and wildlife constantly passing. We booked because we have a toddler so we knew we'd be at the house a lot and wanted somewhere really great to be in (not just a base). And we weren't disappointed - from being together in the large, open plan kitchen/dining/living area to sunning on the huge and secure deck right by the river. The boat is a real bonus as we found out that hiring a boat is hundreds of pounds. It was a real novelty being able to hop in and pootle round on the water. The house has everything you could need and was very flexible space for everyone in our party - from 18months to 89 - especially having a bathroom in every bedroom. We wouldn't hesitate to recommend and would certainly go back again."

    "I expected a lot from this property and was disappointed. It needs a good clean and the television is on the slant! To pay this much money and not even get a welcome pack was a great pity. No milk, tea, coffee, biscuits, cake, wine, flowers, fruit...nothing. Even more disappointing was the lack of a proper manual providing information. This should include how to work appliances, emergency contact details, waste and recycling, wi-fi and local places to visit. I'm relatively seasoned in self-catering and can adapt but to have important information in one place makes a positive impact on me and I'm sure it would on most guests. That said, it is a wonderful location and fabulous accommodation in terms of beds/baths. I loved the wildlife, such a joy to see swans, geese, ducks so close-up."

    "The cottage, with its own mooring, was well located. Quiet and peaceful both day and night but within easy walking/cruising distance of Hoveton. The village has a full range of facilities, food outlets and an excellent medical centre (husband got a barbed hook stuck in thumb!). You are close to Norwich, not the prettiest city in England, and the Norfolk coastline. We enjoyed our stay and as an all adult party we found site arrangement secure but I would be less complacent if I had small children. The area is full of activities for families but for adults it's mostly fishing, eating or drinking. Not bad you may think. Drinks and food on the terrace were enjoyed and everything was helped by good weather."
