    "We have been keen supporters of UK cottage holidays for over 20 years. A holiday should be an enjoyable, relaxing and a stress free break.This is in a good location and potentially an excellent property for 10 people. BUT, the owner has clearly taken no notice of the past reviews by not taking action where necessary. We can only repeat the past less than positive reviews that we consider to remain unchanged!The housekeeper did not clean the whole property as she was not expecting us (also the gardener/handyman was unaware of our occupancy). We can only assume that they don’t communicate very well! However, the owner did attend the property with a welcome pack consisting only of one box of out of date Ferrero Rocher and a greeting note. The property is still in need of a really good clean, mattresses are below average with at least three with metal springs just below surface – not a good night’s sleep!With only one wardrobe the property lacked adequate hanging storage in bedrooms and no shelves in bathrooms.Our granddaughter was playing in the “garden” and fell on and into a sewerage manhole cover that was not secured! Upon investigation the other two in the garden were the same. I am pleased to report that these have now been repaired BUT no apology given by the owner. If you park your car in the overspill car park beware of the further unsecured manhole cover!"

    "The location is superb but the directions provided were completely unhelpful especially if arriving in the dark like we were. It's a rural setting and there were a few properties that it could have been, so we drove round for some time before eventually spotting the small plaque 'Cookes farm' on the wall outside - not a great start! There was no local contact number to help guide us to the property and the team at Cottages for you had no idea where it was! The accommodation is spacious and on the whole clean, but we suspect the previous occupants did not bring any dishwasher tablets so all the plates and cutlery were water rinsed, greasy and unclean. Several of the pans were dirty and one had been badly burnt. Having cleaned out the bottom of the dishwasher of food and grease, we washed all the crockery before we could use it.It's worth pointing out that we suspect these problems were not the cleaner's or the owners fault but down to the previous occupants.It would have been nice to have some tea coffee and milk on arrival especially as we arrived late and had difficulty finding it but that was a small issue. There were other nice touches to welcome us such as the lovely hand washes.The property itself was a great place for family to stay together - plenty of bathrooms and beautiful views. Wonderful walks and very close to Cromer.We would return."

    "We visited S26034 in late August 2017. Our party consisted of 6 adults and one 4 year old.This was an amazing cottage very close to a great sandy beach, a decent park and a small arcade, shops, fish and chip shop and pub. Everything on the doorstep was a great bonus. We even saw seals in the sea!We have been to Norfolk before, but this area seemed to be very accessible for other days out such as Bewilderwood, Cromer and Great Yarmouth.The accommodation was very nice. It is not a luxury home by any means but very comfortable and cosy for a family holiday. The owners left tea and coffee, biscuits and fresh flowers which was a nice touch on arrival. The games room was a real bonus and we really enjoyed playing pool and table tennis. The only downsides for us were:1. As an accommodation which accepts pets, there was an obvious smell of dog. It did not seem unclean but I suppose the smell does linger. About half way through the week we found some spray which had been provided which resolved the problem. Even without this it still would not have ruined our holiday.2. The shower pressure is quite poor, especially in the ensuite. There are also no locks on the bathroom doors for some reason!All in all, we had a great holiday and would definitely come again."

    "Plenty of space for 10; 5 bedrooms (although one double very cramped) and plenty of WC's and showers etc., but let down by lack of basic equipment (e.g plates, glasses etc) and cooking equipment. It would cost a very small amount (in comparison to rental income for a week) to rectify all of this with a visit to Argos or IKEA - we were not expecting best bone china! Also very disappointing that, a couple of months after booking, we had an email informing us that two of the bedrooms had no windows - when it is quite clear that has been the case ever since the property was available as a holiday let. To make matters worse in one of the windowless rooms there is a bare 'filled-in' brickwork opening (partly covered by a mirror unsafely propped up against the wall) which must have been there since conversion from the original barns - but no note of apology or explanation. The main dining area also has no window and the rear 'patio door' did not secure properly, to such an extent that, in a fairly high wind, we had to push a table against the door to keep it closed.All this just takes the edge off a potentially beautiful property which suited our needs precisely and acted as a good base for exploration of the whole north-east corner of Norfolk."

    "A bright modern house with its own grassed garden, a spacious lounge-diner, good sized kitchen and reasonably sized bedrooms, though no room for hanging clothes in two twin rooms, and hanging space shared with cleaning equipment etc in two double rooms. Mattresses are due for renewal but plenty of bedding. Excellent toilet/shower provision with 2 en-suites and 2 bathrooms, but strangely no shelves for toiletries. Lounge seating is four sofas, some of which are past their best, set up in two separate areas - not a very flexible arrangement. Good wifi and flat screen tv. Kitchen lacks sufficient equipment for cooking in the oven, but has plenty of cupboards for storage. Surprisingly for a holiday cottage less than 10 miles from the coast, there was just one small folding clothes-airer and no other provision for up to 10 people to hang wet towels, swimming gear - or raincoats! Directions given assumed approach from Norwich and despite good map-reading skills it was hard to find - even local villagers couldn't tell us where it was! We initially had a problem with the lighting and a call to the owner got a prompt and successful reply, very pleased to say. Currently good, but with a bit of TLC it could be excellent."
