"This brings me to my first comment of which there were no net curtains within the property, only night ones. This resulted in a lack of privacy because some tourists would take photos of the cottage, which was fine but some people would also look through the windows which I found to be a bit of a pain. so there were certain times the curtains were closed whilst we we there. Secondly, at the beginning of the week, the boiler had a problem producing hot water. I spoke to the owner and was told there had been previous problems which had been fixed but the way to sort it out was to turn on the Immersion heater as required which was in the main bedroom.A bit inconvenient, especially when I didn't always remember to do it. The owner also said he would get an engineer in on the Saturday (the day we were leaving) which for me was not acceptable. It should have been sorted out, whilst we were there.Thirdly, I am not used to oil-fired boilers. This one was rather noisy and whilst running produced rather nauseous fumes. The boiler was located in a small Utility room near the back door. Fourthly, the garden was very small. We have three dogs. The picture on the website suggests it is much larger. Fifth comment, whilst the front of the cottage gave off a certain amount of charm, the back needs a lot of work doing on it, especially some of the drain-pipes. They are rusty with paint peeling off them. I suspect they are part of the original fittings. Lastly, the drive which is behind a couple of metal gates is small. Really only suitable for a small to medium size vehicle. With three dogs, we have a larger one. Manoeuvering was quite tricky, especially as the gates were mounted on posts which reduced the width somewhat. Best way, was to reverse in, which meant moving to the middle of the road to obtain the correct angle to reverse. Watch out for passing cars. When pulling out of the drive, make sure there is a second person to guide you out. You cannot see either left or right until you are in the middle of the road and the road can be very busy. There is nowhere to park outside the cottage. All-in-all, location was lovely but I feel the price of the cottage was rather high for what it had to offer. I spoke to the agent about some of the problems and was told the owner was aware of them. If so, why were they not dealt with?"

"That was our third stay since June. First time in S50272 cottage. It didn't fail to satisfy. The cottage itself is clean and well set out. The shower is great. The beds are comfortable. And of course you have the wood burning fire. The kitchen has everything you would need to cook a nice meal and while you're in there all the while overlooking the lake. The location's superb. So close to Hawkshead. And a 5 or 6 mile drive to Ambleside or Coniston. And if you don't drive there's always the bus at the top of the lane. My wife is getting over a serious illness and has limited mobility along with partial sight but she can still appreciate the wonderful views. Holidays abroad are impossible now so we decided on the lakes. Just a pity we didn't do it years ago. At night I often drove in to do the 'Hawkshead pub crawl'. All 4 of them. Small beautiful pubs. No owned by the big breweries. The food is great in all of them. In fact there isn't a pub,cafe or restaurant to where I wouldn't return. I did read some reviews before I went and some of them just beggar belief. One person complained about sheep being in the next field. "least there was a wall keeping them away". What a shock that must have been, sheep in the Lake District. Another one complained about cobwebs beneath the drawers in the bedroom dresser. In our bedroom I took the bottom half of the dresser and my wife had the top. I checked mine and there were no cobwebs and I can assure there were no cobwebs in my wife's drawers either. It was also nice to see children out walking with their parents or playing instead of being on their ipad or phone. Also what a delight to wake up in the morning to sheep bleating or cows mooing. In contrast to the noise of cars, trains and buses of the city. One negative aspect is that my wife didn't like the curtains, but then again she doesn't like me. We liked it so much we've booked again for November. All in all, highly recommended if you want to get away from the daily grind of urban life. Tommy &Angie Reid"

"Right from the start the Cottage Holiday Group offered one of the best customer service I have ever experienced. Booking was exceptionally easy with very friendly staff. We had an issue on the second day of our holiday with the heating and one call to them and they had organised someone to come and help get it fixed. They also called back to check we were happy. The cottage itself was brilliantly located, Nr Sawrey is a really good base to explore the lakes from. S90585 is pretty much opposite Hilltop and the local pub just up the road. The cottage is definitely rustic, which to me lends to the experience but has all the facilities needed. The local pub serves excellent food at a very reasonable price. Good walks such as up to Moss Eccles Tarn and beyond. Esthwaite water(just a short walk) offers the opportunity for some trout fishing with very helpful staff to give you tips. Hawkshead has some small shops that you can get supplies from but I would recommend a trip to ambleside and get some local meat from the butchers(always have to get Cumberland Sausages) and some excellent bread from the bakers We have been to the lakes quite a few times now, and this cottage and location is up there with the best. The customer service was far and away the best we have ever experienced with any holiday booking. The best thing about the holiday was the location and the sheer bliss of getting away from the rat race. The worst was the weather but you learn to except that in the Lakes in March. Losing the Central Heating for a day was bad, but this led to the positive of meeting a really nice local property caretaker whose family had lived there for generations and whose family new Beatrix Potter. We got a really good deal on a last minute break, and even at full price this is a good choice for a stay in the Lakes as long as you are not expecting a modern accommodation. But then why would you go to the Lakes for this."

"I telephoned Cottage Holiday Group and asked about booking S90585 from the thursday night to tuesday morning, not a problem, unlike some other rental agents, who asked for a full weeks booking starting from the saturday, they were extremly helpfull and most plesant. The cottage is fully equipt, well maintained and well apointed, everything you require is available in the cottage, from a phone charger for a nokia 6510 to any amount off cooking and domestic equipment, local information about walks and places to visit,to the best takeaways and even the delivery drivers name at the local tesco's. The inside is spotlessly clean, had a fire already laid out just ready to throw on a match (supplied in a draw)not that is was cold enough, the cottage is lovely and toasty. The enclosed garden was superb for Jackson our springer, there is ample off road parking with a private drive at the side of the cottage and even a garage.Don't let the cottage photo's influence your choise, you will more than enjoy your stay at S90585, and don't forget the pub is only 50 yards away. "We have been to the same cottage for 10 years. The bathroom is very nice but the rest of the cottage is getting very tired and the curtains have been up for 10 years and it shows. Small things which make a difference. The clock and a picture was missing and you could see where they had been. Lots of glasses if we wanted a party but if you wanted to make some gravy no Pyrex jug. The large mirror in the 2nd bedroom was missing which is somewhat inconvenient for a lady to do her hair etc. The pictures on the website make it appear better than it actually is. On the plus side bedding and towels were excellent and the internet was very good. Very dog friendly. I do not wish to moan but it's the personal touches that were missing such as we have just found out about the local bus service after 10 years which we now use but no information has ever been in the cottage re this. People do get fed up with driving as it's nice to see the area and not just the road ahead. We will no doubt be back next year as your staff are excellent and the Graythwaite staff as well. See you next year."
