"We found the owners to be welcoming and friendly and happy to offer advice about the area, they met us on arrival and shower us around the property.At first glance the property seemed fine although the furnishings are dated and it is one of those rentals that seems to be equipped with cast is from the owners home.Cleanliness was really the issue with this property, it was poor throughout particularly if you looked under the beds or deliver down the cushions in the lounge - the fridge was really dirty unfortunately.The whole property needs a deep clean and regular cleaning and really needs refurbishing with new equipment and furnishings. The property would also benefit from some visit blinds as the vertical blinds fitted don't block out any light on the mornings.The bathrooms are relatively modern but the electric shower in the en-suite was hotels and the shower in the main bathroom was blocked and didn't drain away.The best feature about the property was the hot tub which was very welcome.Location wise the cottage is nice, located deep in the woods, the nearby village has a corner shop which is well stocked and a pub which is ok but the night we visited the service was dreadful.In summary, we enjoyed our visit but the cottage needed a lot of improvements, it very much felt like a very basic, rather deficient cottage which is being rented at very much a premium price, don't let the high price to you into thinking this is going to be something special...."

"On arrival at the cottage we were very, very disappointed. Every day the electricity went off, up to 10 times a day because there is a problem in the wiring system that they can't find. There wasn't a BBQ, until Bob brought in a new one on day 4. There wasn't any WiFi for 2 days. There was no glass in the door of the wood burner so we couldn't use it. Very uncomfortable furniture with springs sticking in you when you sat on it. Beds were uncomfortable too. We had to ask for extra pillows and new pillow cases were brought to us still in the packets, not washed through ready for use. We had to ask for extra desert spoons as there was only 5 in the drawer. We had to wash all the things in the kitchen as we found mould growing in the casserole dishes.We had 2 dogs with us but the garden was not enclosed as stated as it is shared with other houses and caravan pitches. Also, the owners dog had free roam of the garden and there was dog faeces in various places. The patio area was full of weeds and not nice to sit in."

"This was an ideal location for a restful holiday with our dogs. The owners were very friendly and it was great to meet their alpacas, geese horse, the dog and the cats as we are great animal lovers. The accommodation is spacious and well equipped, although some aspects are a little "tired". The worst thing for us was the exfoliating towels!!!!They were clean but past their sell by date! Hopefully next year they may replace these. Also there were not many instructions about things in the cottage and other people had had trouble working the bath plug. It is just a few little things but they do make a difference in one's perception of the let. We would be very happy to return."

"Had a fantastic time here. Only had two small problems....with regards to comfort, banged our heads a few times in the en-suit bathroom on the top floor. The other issue was bins...we struggled to dispose of our rubbish as the bins were already full from the previous guests, probably due to christmas and new year rubbish collections. We had a trip on the recommended steam train and loved it, might also be worth recommending the woods at Harrison rocks that we walked to from S13669, lovely walk over the bridge and along the path with the dogs and the children really enjoyed the woods. Everyone is so friendly in the village would definitely like to come back. Thankyou."

"This is a lovely, high quality property, with lovely furnishings. There was a misunderstanding about Xmas decorations as I had booked expecting it to be decorated for Xmas, but the owner was not putting decorations up until the following weekend - she kindly put a tree with lights up immediately for us which resolved matters. I think this demonstrates that she will put herself out to make sure guests are happy.It is lovelyplace for a family get together, and the hot tub is a great place for chatting and relaxing no matter what the weather.We were lucky to find the steam train running from Groombridge into Tunbridge with Father Xmas!We would like to visit again."
