"This is a nice resort with good facilities in a beautiful part of Devon. The resort has a large indoor pool and hot tub plus a games room, snooker room, gym (walked past it!) and massive grounds with pitch/putt and a fishing lake. It is a few miles away from the coast so lovely and peaceful with great views. Positives - decent sized accommodation (we stayed in a 3 bed cottage which had 2 bathrooms) that was clean and had plenty of storage space. There was also a memory foam mattress in the main room which was really comfortable. The grounds are spacious, plenty of room for various games as well as a wooded area near the lake. The pool was well kept. There was also a restaurant, menu looked good but we didn't use it, plus a bar and the prices weren't too bad. Negatives - cottage is in need of refurbishment as it is tired. Windows/doors need replacing as it was quite damp everywhere. Kitchen isn't very well equipped, no extractor, very old electric cooker (rings are a nightmare to cook on) and not much by way of pots/pans/equipment for a family of six. Recliner sofa as per the advert/website wasn't the case but the dining table and other furniture was OK. The fishing lake clearly needs some professional maintenance as it is very overgrown with tree branches in the water all around the edges. There weren't that many spots to sit and fish from, some decking/pontoons would make it a better experience. As for the fish, we know there were a few in there but we fished for 4 days (between 3 and 7 hours each day, and different times of the day) and only caught one tiny rudd/perch and didn't even get a bite the rest of the time. I suspect the lake needs dredging as there must be heaps of debris/decaying bait on the bottom for the fish to feed on. The owners were down there a few times and said they hadn't caught anything in the past 5 weeks! This aspect was really disappointing but it appears the lake has been neglected so if you are looking for some serious fishing this isn't the place to go right now. Quick wins for the new owners:-1. Blackout blinds or proper curtains in the rooms. At the front the external lights were on all night so the room was flooded with light and in the morning the daylight flooded in the other rooms.2. Sharpen the knives in the kitchen and provide some bigger cooking pots/pans for larger families3. Provide dishwasher tabs to allow for one a day for the duration of the stay. We had three but had to then go out and buy a whole packet to cover the remaining days.4. Put the fridge/freezer on ahead of guests arriving (possibly an oversight).5. Don't charge for pool/snooker - we generally choose a property for the facilities and would rather have all the amenities included. The current owners had only been in place since March and they have plans to refurbish all the cottages which is good news and with some TLC this resort could be much nicer. As it stands, we still felt it was good value for money as it was priced quite competitively when we booked. I'd happily pay more if the facilities were upgraded. In terms of suggestions - some play equipment (swings/slides) outside and some lounger beds by the pool plus some BBQ's that could be used by guests would all be good. I question whether the restaurant is worthwhile, we didn't use it ourselves as we cooked indoors and ate out a few nights. For us it was more appealing to go out to a pub for food rather than onsite (very quiet, not much atmosphere) and the space could be better utilised if it isn't adding value/profit for the owners. We didn't use the bar either as we had our own drink in the room but some entertainment would have been good, a quiz night or bingo perhaps?"

"This cottage was lovely. From the moment we saw it online and booked it we were excited for our holiday. We saw from the location that it was quite a way out from any big towns which we really don’t mind. To get to the cottage you have to drive for about 2 miles down a single track road, however the village is very small so the traffic was very very quiet. The views from the cottage are amazing, you can see the coast so we decided to have a walk down to the beach. It took about 45 minutes down some very steep roads, but when you get there the beach is lovely. It’s also about a 10/15 minute walk from the village pub The Olde Smithy. It’s in a very peaceful location, no traffic noise or anything and If walking back in the evening there are no street lights. There is parking available at the cottage and a nice big garden which has a mini park for kids. The cottage inside was nice and clean, a few cobwebs here and there but that’s to be expected. There was a 3/4 seater sofa but also another one in the little snug just on the offside of the living room. The kitchen was well equipped with everything you could need, plenty of cutlery/plates and some cleaning products as well. The bathroom was nice and big with a bath and seperate shower. The big bonus was the hot tub which we used every night. It is for the sole use of this cottage but the fencing around the patio doesn’t make it very private (we didn’t see any of the neighbours anyway so it didn’t really matter to us). I would highly recommend this cottage and I would definitely stay here again."

"There was no wi-fi, as advertised, until the last couple of days. The new managers admit they intend to refurbish the development, but our view is that they should have done it before the season started. The manager responded immediately to suggestions re the hardness of the mattress, and some cleaning. However, the carpet and rug were bald in places. The rug is fit for the bin. The kitchen units needed a more thorough cleaning, but were shabby and in need of replacement. The pine toothbrush holder (holes in wood type) in the bathroom.... we'll leave to your imagination. We didn't use it. The pine towel rail was in a similar state. Hence, the overall initial impression was not good. However, we did stay the week. It had good views over the fields, and was a very quiet location. We did not use the pool (we were too busy exploring the coast), or the restaurant. There is a good range of dvd's to borrow for free, and a games room. We would not stay again, simply because we like to move to new areas to explore."

"Lovely site. Family has big plans for this place when the season is over as they only took over in April. They are friendly and welcoming. Site is well in the countryside so we felt happy to let the kids out to play where they made lots of friends and we all had a nice relaxing fun filled holiday. Nothing was too much trouble. Food was great in the restaurant and catered well for me as I'm gluten free. Huge selection in games room and lots of movies for a rainy day. We had the pool to ourselves a lot of the time which the kids loved. There were lots of outside activities from golf, swings, sunken trampoline, fields, net for badmington, fishing lake. Onsite bar for the evening where we got to know other families. Definitely would return."

"Lovley little cottage in a fab idyllic location. We stayed for 4 nights and would deffo recommend to others. My 2 things I wasn't happy with was the fact that sofa in the living area when we booked was different to the pics show. The one in was only a 3 seater and for a 6 person cottage it's not big enough. My teenage daughter's spent most of the time in the bedrooms chilling as they didn't have much space to do so with us. The other thing was the windows need a good clean inside. One one window was a squished fly which looked like it had been there for ages. Not that this stopped out stay from being a good one. The hot tub was the perfect bit and was nice a private. Overall a very good stay."
