"This is a nice resort with good facilities in a beautiful part of Devon. The resort has a large indoor pool and hot tub plus a games room, snooker room, gym (walked past it!) and massive grounds with pitch/putt and a fishing lake. It is a few miles away from the coast so lovely and peaceful with great views. Positives - decent sized accommodation (we stayed in a 3 bed cottage which had 2 bathrooms) that was clean and had plenty of storage space. There was also a memory foam mattress in the main room which was really comfortable. The grounds are spacious, plenty of room for various games as well as a wooded area near the lake. The pool was well kept. There was also a restaurant, menu looked good but we didn't use it, plus a bar and the prices weren't too bad. Negatives - cottage is in need of refurbishment as it is tired. Windows/doors need replacing as it was quite damp everywhere. Kitchen isn't very well equipped, no extractor, very old electric cooker (rings are a nightmare to cook on) and not much by way of pots/pans/equipment for a family of six. Recliner sofa as per the advert/website wasn't the case but the dining table and other furniture was OK. The fishing lake clearly needs some professional maintenance as it is very overgrown with tree branches in the water all around the edges. There weren't that many spots to sit and fish from, some decking/pontoons would make it a better experience. As for the fish, we know there were a few in there but we fished for 4 days (between 3 and 7 hours each day, and different times of the day) and only caught one tiny rudd/perch and didn't even get a bite the rest of the time. I suspect the lake needs dredging as there must be heaps of debris/decaying bait on the bottom for the fish to feed on. The owners were down there a few times and said they hadn't caught anything in the past 5 weeks! This aspect was really disappointing but it appears the lake has been neglected so if you are looking for some serious fishing this isn't the place to go right now. Quick wins for the new owners:-1. Blackout blinds or proper curtains in the rooms. At the front the external lights were on all night so the room was flooded with light and in the morning the daylight flooded in the other rooms.2. Sharpen the knives in the kitchen and provide some bigger cooking pots/pans for larger families3. Provide dishwasher tabs to allow for one a day for the duration of the stay. We had three but had to then go out and buy a whole packet to cover the remaining days.4. Put the fridge/freezer on ahead of guests arriving (possibly an oversight).5. Don't charge for pool/snooker - we generally choose a property for the facilities and would rather have all the amenities included. The current owners had only been in place since March and they have plans to refurbish all the cottages which is good news and with some TLC this resort could be much nicer. As it stands, we still felt it was good value for money as it was priced quite competitively when we booked. I'd happily pay more if the facilities were upgraded. In terms of suggestions - some play equipment (swings/slides) outside and some lounger beds by the pool plus some BBQ's that could be used by guests would all be good. I question whether the restaurant is worthwhile, we didn't use it ourselves as we cooked indoors and ate out a few nights. For us it was more appealing to go out to a pub for food rather than onsite (very quiet, not much atmosphere) and the space could be better utilised if it isn't adding value/profit for the owners. We didn't use the bar either as we had our own drink in the room but some entertainment would have been good, a quiz night or bingo perhaps?"

"The complex was more remote than we thought. The facilities and equipment were good. There is loads of potential with this complex. However we won't be going back. When we arrived after a 6 hour journey on a warm day the apartment looked clean. There were no windows open to air rooms and no fan available. The bed linen was spotlessly white but smelled musty. The rooms themselves did not smell with the windows open all week. I am not sure requesting fresh bed linen would have improved this. With the warm weather sheets and blankets or light weight duvet would be better. The owners/staff looked like they had plenty to do to keep the grass cut, pitch and putt course maintained fishing lake dredged, and serving meals etc."

"A lovely family run business in early stages of new ownership. We were made to feel very welcome and felt very relaxed.The facilities were brilliant as they had everything we needed to keep us entertained. Our daughter who is not even 2 had an amazing time. We frequented the pool, used the hot tub, dabbled at fishing and also had a fairwell drink in their onsite bar.We loved our stay and really look forward to returning to see the areas that they aim to revamp. Cleanliness was impeccable, the only criticism of the apartments are that they need modernising but it is merely cosmetic. A wonderful stay with a wonderful family who genuinely care that you have a good stay. Highly recommend."

"We’re a group of ten friends, who go for a long weekend away together every year. I have to say that this is absolutely the best house we’ve ever stayed in!The owner Janet was lovely and friendly, providing lots of useful information in advance, tailored to our needs.David and the team had done a fab job with the cleaning, the place was spotless.The house itself is spacious and welcoming, and the little touches such as speakers, Amazon Echos and phone chargers in every room was brilliant.The boys loved the cinema room for chilling out watching football and films, and the girls made the most of the hot tub!Couldn’t recommend S18985 highly enough- thank-you for having us!"

"We loved S18985. One of the best, if not the best, holiday homes we've stayed in over our 17 years of staying in big houses around the UK at October half term! The house is cosy whilst being airy and light, and traditional but with all the facilities and gadgetry you could wish for! And the view over the estuary to Bideford was great. We were a group which included teenagers - the hot tub and cinema room went down well with them. The location was ideal. Plenty to do without getting in the car - the Tarka trail was well used by our group - but also lots of beaches and villages to visit a short drive away.We highly recommend a stay at S18985."
