"The accommodation was in a beautiful location, quite, serene and had everything we wanted apart from Wi-Fi which was advertised (a little bit difficult as it was booked as a base to work from in the evenings). The negatives...... no welcome pack to guide you round the property, i.e how the heating worked, any helpful tips around where to put rubbish once the bin was full, etc, etc. Having stayed at many other hosted/managed properties, this is a must, even if its basic. The host was only interested in the fact that we had left an outside light on twice....no welcome greeting, no "hows is everything?", just two rude 'knocks on the door' to complain to us about a very small subdued light which we left on for too long (by accident as there were a lot of light switches) outside the front & back door in a dark rural location!. The manor in which this was addressed was out and out rude and made my daughter very uncomfortable. Frankly, it spoilt the experience.Such a shame as everything else was spot on.I would recommend the property but not the owner."

"This is lovely house in an excellent location and good local restaurants.We were disappointed with the house though. When you pay premium prices you expect a premium property. For example the dishwasher was broken, we couldn't get the electric induction hob to work and couldn't find instructions. It was marketed as sleeping eight but only had 5 cereal bowels and a mixture of crockery odds and ends. There were too few saucepans. One of the patio chairs had a bolt missing and was potentially unsafe. Several lights didnt work despite changing the bulbs, (not something you should have to do when you arrive). The kitchen table was too small for anything other than two people, the logburner had not been cleaned out and there were cobwebs here and there. Then you are told that to use the hot tub will cost you £150! Clearly the owner doesn't want you to use it.If these issues are addressed we would stay again but until they are we couldn't recommend it. This post has been made with the full knowledge of English Country Cottages."

"We had a lovely stay, 4 adults and we filled it! I am not sure where another two would fit in, not only the day beds but also it would have been a squeeze around the kitchen table. So we were quite pleased my son and his wife did not join us, as they may have!The beds were extremely comfortable and lovely en suites with all space well used and everything we needed.Downstairs you had to duck under beams which we managed and we loved all the homely touches. We loved the location and the farm shop a 5 minute walk away was a bonus. To reach wonderful countryside from the back door was great and the outlook and peace was fabulous. We walked a lot and explored Ashdown Forest and 'Pooh' country and found a great coffee (the best we had) and farm shop at Cherry Gardens Farm on a circular walk we did round Withyham. Having our OS map was a plus.Visited Wakehurst, Penshurst Place and Hever Castle which were all beautiful with Autumn colours and sunshine. Very lucky."

"Lovely location with lots of walks from the doorstep. Very helpful and friendly owners. Unfortunately the cottage is quite tired. Many of the doors are poorly fitting. Light bulbs blown with no replacements. Few plug sockets to plug chargers etc. Extra side table lamp in the lounge would have been useful but no socket to plug it into. Front bedroom bed could do with a proper mattress as it was very uncomfortable. Occasional dining table in the kitchen could realistically only sit 2 people without it having to be moved into the lounge. Couldn't find any instructions on the electrical appliances which became hit and miss on how the hob/TV/DVD operated. Don't get me wrong this is a nice place to stay but with a small amount of money spent and a bit of TLC could be a "great" place to stay."

"A lovely location, surrounded by fields and trees. We saw deer, a heron and a large bird of prey. Peacefully quiet but only a short drive to the village of Newick where there was a shop and a really great bakery. There were three pubs, all serving food. We had an excellent Sunday lunch at The Crown. The countryside was lovely and there were lots of things to do. We mainly stuck to NT properties and gardens, and had a relaxing break.0The barn was beautifully presented. My parents found the facilities all on one level made getting about easy. Lovely kitchen a stylish dining table with delightful views. My only criticism is that the twin beds upstairs weren't all that comfortable, but to be fair they were probably intended for children. Nice bathrooms and plenty of towels."
