"This was a last minute holiday just for 2 but the house has 3 bedrooms. Upstairs is a double with a comfortable double bed, a double with 2 single beds and a bathroom with shower over bath, a sink and toilet. Downstairs is a lounge diner, 6 place dining table and 2 three seat sofas and a single chair. Also downstairs is a further double bedroom with 2 single beds. The kitchen is small and compact but is fully stocked with all equipment needed. The heating is by storage heaters and all work very well, very cosy. The bathroom has a wall fitted blower fan heater but plans for a heated towel rail is in the works. There is a good sized HD tv with Humax player giving plenty of channel choice. Outside is a picnic table with bench seating and a separate wooden bench accessed by the patio doors off the lounge. There is a designated numbered parking space with the property approx 30 feet from the patio door. The views are good from the property, open fields and the moors in the distance from the rear. A short walk to a wonderful Victorian viaduct now a footpath just up the hill with great views of the Abbey and the NYH Railway which passes below it. There is an onsite swimming pool but we did not us it but apparently you pay a refundable £5 for a key to get in which is returned at the end of your stay. There are small play areas for children and the grounds are very well kept. There's a Sainsburys supermarket just a few minutes drive away which also has a petrol station. You can walk to Whitby harbour in around 20 minutes but it is all down hill so be prepared. Overall we had a very nice stay and would happily return to this house and site again."

"On arrival we had to ring up to ask where the back door key was, no information about the property, there was a folder which was hidden under the tv not on the table where you would expect. As you walked in there was a terrible chemical smell and lots of ant killer everwhere. The main bathroom toilet had not been cleaned and was covered in excrement. There were tiny little flies all over the kitchen which we quickly became covered in and had to spend the first part of our holiday killing. Also there were dead flies in the bath. The upstairs shower door hardly opens as it catches on the ceiling within a couple of feet. Also the water is dangerously hot and could easily burn a child, the setting needs to be altered, this made using the shower difficult due to the lack of space and the burning hot water. On the plus side, the kitchen is large and well equipped (although I couldn't find any egg cups). The garden is a great size and the beds were comfortable. All in all it could be very good with a little more effort on cleanliness and sorting out the above difficulties. The location is pretty remote you have to go a long way to get anywhere with any shops etc."

"We booked Leyburn Manor for three nights including Valentine's Day. The idea was for our children and grand-children to get together all under one roof. We arrived first and were absolutely blown away with everything we saw. I couldn't wait for the rest of the family to arrive. I can still hear their gasps of "wow" and see the looks of wonder on their faces. There were seven children ranging from two to eleven years. Nine year old Jack made straight for the snooker room - he loved it. This was also popular with the adults. The younger children enjoyed the freedom of space and needed very little in the way of any other entertainment. Wonderfully comfortable beds set in huge bedrooms with ample spacious, interesting bathrooms. All nineteen of us sat round the dining table for Sunday dinner. Cooking together in the well equipped kitchen was fun. I loved the house so much I could have spent all my time in it. We did, however walk to Leyburn and two families explored the castle and the children played in the house's garden. A beautiful house in a lovely part of Yorkshire."

"We enjoyed a super holiday at Wayside. The house is well situated with lovely views to front and back. The layout out inside is very practical with a large sitting room, large kitchen-diner ( with doors opening out onto the patio/garden) and good-sized bedrooms. The house was very well equipped with more than enough crockery, cutlery glasses etc.. The bathrooms and en-suite shower rooms were spacious with lovely fittings. Wifi and phone signal both excellent.There is a pub 150 yards away and about 300 yards is the railway station with trains to Whitby. It's a very friendly line but not very punctual!The house is very well placed for a number of lovely walks. The two shops (post office/store and butcher's) are about a mile away. The roads into and around the village are very steep ( up to 1 in 3) so we were not sorry not to have taken our bikes!A great holiday in an area we didn't know at all well before."

"We have really enjoyed staying in Rose Cottage. It has been 'home from home' and suited our needs perfectly. When our mid 20s children joined us for a few days it worked just right so everyone had plenty of space. We enjoyed a somewhat 'chilly' BBQ to celebrate and the weather did warm up by the end of the week. Managed to fit in lots of walks with Pepper (who is very tired now!) as well as a visit to York, Malton, Driffield, Flamborough (to see puffins), Beverley and Hull - it does have some hidden gems and great museums devastated by the war and failing shipping / fishing industries - desperately trying to reinvent itself. Overall a great week, wonderfully presented and equipped house, great location. Beds are the most comfy we've stayed in and all facilities top notch. Thanks again for sharing your cottage and for also 'babysitting' Pepper! Hope to return again!"
