"This property has so much potential, which is what made our experience all the more disappointing and frustrating. Firstly, the cottage was absolutely filthy when we arrived. Although the owner claimed to have cleaned it, there were food stains on the cooker, in the fridge and the sink, and the carpets were thick with dog hair. Very unpleasant. The owner wasn't interested in putting things right and although Cottages.com were tremendously helpful to us during our stay, we did end up spending the first hour of our holiday hoovering and cleaning. Not the best start. The advertised "welcome pack" consisted solely of a £2 bottle of co-op apple juice. No tea, coffee, sugar or milk and no sign of the promised initial supply of wood for the log burner either. (Even in mid-August, traditional stone built properties can get chilly late at night!)The kitchen is in no way adequately equipped for a week's self catering. The fact that it's a period property is no excuse for the complete lack of storage space, poorly working oven and dishwasher and washing machine whose door won't open without a ten minute struggle. We'd taken earlier reviews about the creaky floorboards upstairs with a pinch of salt - after all how bad can a creaky floorboard be?? Suffice to say they are every bit as bad as the reviews suggest and need urgent attention. This can be rectified - we had similar problems in our own house, and again, the "period" nature of the property is no excuse for its poor maintenance. Most worryingly, two of the three fire alarms in the property didn't work, suggesting the owners have as scant a regard for safety as they do for cleanliness and comfort. The property is in a great location, but we would definitely not return."

"Nice cottage and location, really liked the little back room and sunny back yard.Our main problem was the cleanliness, generally the cottage was clean but the sinks were dusty and splash backs in the kitchen and bathrooms were not clean. Toothpaste on the tiles in the bathroom was not pleasant and grease on the kitchen tiles and sockets yuk.I had to clean the fridge of sticky residue and crumbs as I did the breadbin.I am not a fussy person or a hygiene freak but all our previous cottages have been spotless and that's what we pay for! This was disappointing on it's cleanliness but a really nice cottage. It just needs a proper clean.Creaky floorboards lovely part of it's charm"

"We really enjoyed our stay at Rookery Farm Cottage. The caretaker (owner?) was very friendly and helpful. The location is very good with Minsmere and the Suffolk coast easy to get to. As birdwatchers we loved the pond with its regular kingfisher. The barn owls were a special treat each evening . The cottage is comfortable enough although somewhat eccentric and I guess it could do with a bit of updating. We enjoyed the views from the windows and sitting out in the garden area watching the wildlife. Can recommend the local bakery G&T's for its sausage rolls and wonderful cakes. The village pub is worth a visit. Definitely thinking of going back."

"The downstairs accommodation is comfortable and the wood burner was an added bonus. The kitchen was equipped however it was dated and could do with modernizing. The upstairs accommodation is cramped and the flooring is very creaky meaning if someone gets up in the night it wakes everyone. The bathroom is not very practical the bath is very difficult to get in and out of. It would benefit from a stand up shower. The property itself is very quaint and typically English. I think it could just do with a bit of investment in it to make it more comfortable throughout."

"The cottage was lovely. Old fashioned. The sofas had seen better days, but apart from that, we loved the old beams, ladder up to 3rd bedroom and old Victorian wooden loo seats. There is a pond in the garden where you can feed the fish and ducks. The cottage is semi detached and the owners are next door, and are friendly, but give you your space. They have a dog who was so friendly and a huge bit with the kids. You can also feed The cows and walk round the fields. The cottage is well positioned for Southwold and Aldburgh, which are well worth a visit."
