"This is a really beautiful place to stay. Everything in the house is in great condition and it is beautifully decorated. We were given a lovely welcome pack on arrival and a personal welcome the day after arrival. There is a play room in the house and another in the garage next door for young children and table tennis for the big 'kids'. The location was a bit tricky for us as the last 5-10 minutes to the property is via a single rocky track and we only have a little car but it is worth it for the peace, quiet, views and all the rabbits, birds and deer we had practically on the doorstep. There are many wonderful places to explore in the Scottish Borders which are full of beauty, history and interest and the Edinburgh park and ride was only 30 minutes away. The owners and previous visitors have made sure there are plenty of resources available to help you plan your trip upon arrival. I would 100% recommend a stay at Holly Tree Cottage and a holiday in the Scottish Borders. Please note: you cannot drink the water at this property as the supply comes from a borehole. Some bottled water is provided but I would recommend stocking up if you drink a lot like us as the nearest supermarket is 25- 30 minutes away! Water pressure however is fabulous for showers and bubble baths."

"Amazing, beautiful character cottage. We had a wonderful holiday in Holly Tree Cottage and hope to go back soon. Everything you could ever wish for and more. Very cosy open plan living room with a lovely log burner. Great for families with fantastic playroom with lots of toys and games. Also brilliant games room with table tennis and more great toys to keep kids amused. Great garden with a sandpit also for children. Our kids loved it and we were able to relax as they were so happy. Spotlessly clean and very comfortable beds, plenty of towels. Lots of added extras and wee gifts that made the trip very special. The surrounding area was beautiful and so tranquil. There was an abundance of wildlife including many deer and birds of prey. A real getaway for complete relaxation and rejuvenation. A great central based cottage making it easy to visit local villages like Peebles and Melrose and North Berwick. Lots of scenic walks and nice restaurants in nearby villages too. We really cant fault Holly Tree Cottage, it surpassed our expectations and is the best place we have ever stayed as a family for a holiday. Cant recommend it highly enough. Thank you to the owners for all the special touches."

"It is the first cottage we have stayed in where they didn't provide a welcome pack, at least a bottle of milk would have been something. There was nowhere nearby to get more logs for the fire, we definitely needed the car. The cottage was very well decorated and the bathroom and kitchen were lovely but the sofa, chair and bed were pretty uncomfortable. And the lounge furniture in need of a clean. The cleanliness at first looked ok but staying there for a week we started to notice the cobwebs in a lot of corners, and dirt in most of the room corners. A really dirty cooker hood and dirty washing in the washing machine. So ok for a few days but definitely not a week."

"The flat is lovely, well equipped and maintained, in excellent condition. It has a lovely little patio garden for sitting out in good weather. There is a regular bus service into Edinburgh with stops just a few yards from the front door. The water of Leith runs through Colinton and there is a pretty walk along its banks, and around Colinton with poetry boards depicting Robert Louis Stevenson's work, believed to be inspired by holidays at the vicarage. The shopping street in Colinton looks a little run down for an otherwise pleasant residential area, but you can get an excellent cup of coffee and breakfast roll at the newly opened Java Moment coffee shop."

"Excellent location - perfect to travel into the city by public transport and also perfectly located to get onto by-pass to travel to the coast and other parts. An oasis and hard to believe we were so close to the city. Thoroughly recommend city bus tours - 48 hour pass to include boat trip on the Firth of Forth a must - such good value and so interesting. Beautiful Abbey at Dunfermline, also recommend Tintallon Castle, Linlithgow and its Palace, Preston Mill in East Linton and North Berwick. I could go on but ...... Can you tell we enjoyed it?
