"Our party of 14 friends and family stayed here for a long weekend in mid July and had an amazing time. One of the group had a birthday that weekend so we always try to get together. The house was ideal, with lots of living space so we didn't feel on top of each other at all. The house is perfect for a large friends/family get-together.There is one ensuite double on the ground floor. The first floor has an ensuite family room with one double bed and two singles. Then there is an ensuite double and another double with a seperate bathroom. On the second floor there is an ensuite double and a room with three single beds and seperate bathroom.The beds are really comfy and the bed linen was all really clean and good quality. We never struggled for hot water even though all six showers were running at the same time on the Saturday morning. The kitchen was really well equiped with two large fridge freezers. There is a large dining table with plenty of room for 14. There are two lounge areas, both really comfortable. Both have large TVs. There is also a toilet on the ground floor. Outside there is a large table, again with plenty of seating and space for 14 to eat. There is a large BBQ which we used a few times.The house is in a good location, there is a shop across the road and two pubs both serving great food within a couple of minutes walk. The train station is also close by if you don't want to drive.We went to Cartmel races on the Saturday and caught the bus from the train station to Cartmel. It was only £3.50 each return so cheaper than booking a mini bus or using taxis.We had a fabulous time and will definitely look to book again!!!"

"Our son booked this cottage for a family weekend for my 70th birthday. There were twelve of us, 9 adults and three children aged 5, 3 and 2. The five bedrooms were large and well equipped and just the right combinations for our family groups. The first floor bathroom was enormous and the second floor shower room a good size. The kitchen was spacious and well equipped as was the utility room. The dining room had seating for twelve and the lounge space for the adults. The second floor open-plan lounge area would have been ideal for teenagers to have their own space. As it was, it was used by my youngest daughter who had the little girls decorating a cake and presents out of my sight! Above all, the whole place was spotlessly clean. The only downside, although not a major problem, was the key collection. It was fine when we arrived as we came by car but my husband and I decided to have a night on our own on the Sunday when everyone else went home for school and work next day. We do not drive and although the Pheasant Inn said it was only a mile and a half away it was on narrow country lanes with no pavement and heavy traffic - not a place for country walking! We managed to get a bus there but then had to call a taxi to take us on to the railway station. A better system for people without transport would be helpful. However, we loved it and are all agreed we will do it again."

"This is a fantastic house and the owners are lovely, If there was anything we wanted that was not provided we only had to ask. The house has a lovely warm welcoming feel to it which makes you feel at home straight away. All the rooms are tastefully decorated and the beds are extremely comfortable. The kitchen is well kitted out with everything you need for whatever you want to cook, even cake tins if you feel in the mood for baking. Both the dining room and the lounge have views to die for and the seating in both very comfortable. The hot tub was an added bonus and the decked patio area looked out over Coniston water. There were 10 of us staying + 2 dogs for 2 weeks and at no time did it feel crowded. We all had a fantastic holiday and could have stayed for ever. There is an excellent pub approx 1/2 mile walk down a footpath (ex railwayline) which does excellent food and allows dogs in the bar and also another on the way to Coniston, Probably about a mile away. The Fish and Chip shop in the village is excellent and so is Sara's Indian Restaurant and take away. There are 3 small supermarkets, the co op, a Premier shop and the spar at the garage, also an excellent bakers, so you can shop local if you do not want to spend your time travelling to Kendal for the major supermarkets. We would highly recommend this house and we intend to go back in the not to distant future."

"1. Some of the bathrooms and bedrooms are tiny and barely adequate2. The shower in the top bathroom is virtually unusable. If anyone else in the house runs a tap, the shower temperature drops to freezing or rises to boiling. If more than 2 taps are in use there is almost no water coming out of the shower3. There needs to be some system for emptying the bins when there is no one staying. The recycling bins were full when we arrived and overflowing when we left. Surely this is the Caretaker or Agent’s job?4. Although the kitchen is well equipped, there is an element of over-thrift in the supply of things like toilet rolls, tea towels and dishwasher tablets. I have never stayed anywhere where spare toilet rolls are not provided. Six cheap, small, poor quality rolls for 6 bathrooms are inadequate. Similarly, 6 dishwasher tablets for a household of 10 people for a week is not enough. Bearing in mind how much it cost to rent the house, skimping on these things gives a bad impression.5. Five of the mugs in the kitchen were chipped and one of the large cafetières was cracked and leaking. Things like this should be checked when the house is prepared for visitors. Again, it gives a bad impression.6. The position of the house on the main road means there is a lot of early morning traffic noise and very restricted parking."

"We have been there 1 week our experience is not really good in that property.because there is so many things have to do it.we were 12 people that property and there is only 2 bathroom one of bathroom have electric shower which is not working and other bathroom hot water supply by electric hot water tank.after 3 people having shower another 3 people have to wait 1 hour to because hot water tank finish.also toilets have windows but unable to open.even no exhaust fan.bathroom sink don't have mixer.and Also one of the bedroom the wooden floor make too much noise when u walk.even next bedroom people r disturb.both sitting room have so much dog hair on the floor and sofa sets.and very important things in the kitchen too much flies and bees.After we back from holiday landlord r too fussy who looking to little thing to keep it ur deposit.like a we left a toothpaste on the table iron board we left in the sitting room unused vegetables left in fridge also tiny stains on the cooker and the table.and we left wheelbarrow by the back door.main important thing the day we arrive AGA was on.the kitchen was very hot we turned off AGA and after we did not use AGA seven days but landlord charges us for the 125pound fix AGA.we never had that much bad experience in my holiday."
