"Very well equipped,clean and homely cottage.A nice welcome pack with essentials such as tea,coffee,milk ect was provided.The cottage was very spacious and all rooms were well heated (portable oil electric heaters provided in areas where there was no central heating).A good collection of DVDs,books and a few games which were handy.A few things that we did notice,1. Driving into and from the property entrance was a bit tricky with road traffic at the T junction which is just outside.And drop after the gate meant if the vehicle was sitting low due to passengers or luggage,the undercharge would scrape the floor.2. The east facing bedroom needs a curtain or blind on the small window next to the dressing table because without one the morning sun directly falls on your sleeping face.3. The master bedroom en suite can do with a door.4. The BBQ unit could not be located.May be it was locked away because it was cold and wet outside in February, but it would have been nice to know where it was kept just in case we wanted to use it.5. There was a loss of water pressure in the showers if both bathrooms were in use.These are a few things that could be improved but they did not hamper our overall experience which was very good.We had a very nice and relaxing time. Would definitely return and also recommend to friends and family. "

"The location was bad; in a dark alley, lots of dog poo, a fenced off derelict building site opposite, flocks of pigeons to the back (including a dead one caught in netting that the others were then pecking) so that you wouldn't want to open the bathroom window in case some of them came in, 3 large bags of rubbish from the last guests in the very small kitchen on our arrival which we had to arrange to have picked up (there was no outdoor space at all for it), 2 of the 3 front windows were broken so that they couldn't be opened, 1 of the bannisters was hanging off which is quite frankly dangerous, it was very rowdy on a Saturday night with fighting, shouting etc and someone having a wee right outside the door. The bedrooms were very comfortable and overall it looked nice and was clean but it was not a relaxing holiday and we would not stay there again. This is the first time we've felt like this about a welcome cottages holiday."

"Dolphin Cottage was an absolute delight. Perfectly positioned adjacent to the East Cliff in Hastings and in the old town. The cottage is well equipped and many thanks to the owner for the welcome pack and for meeting us and showing us around. We and our boys (15 and 12) had a fantastic week exploring Hastings and visiting Battle, Brighton, Dover Castle, Rye, Camber and many other other places! The car parking was easy in the public car park 300 yards from the cottage and we never had trouble finding a space even though it was half term week and busy. The location came into its own in the evenings when we would walk out to find somewhere to eat - the restaurant at the pier is great. Would 100% recommend to families or couples looking for a comfortable cottage close to amenities. We hope to return! "

"The Base was an excellent location being right on the seafront at St Leonards. The apartment was surprisingly large, very comfortable and very well equipped. Other reviewers have mentioned damp but it certainly wasn't an issue for us. On street car parking is free but it was difficult to find a space. However, this was not a problem as we just decided to walk everywhere or parked in the public car park nearby. Carol Anne was very welcoming and left us a pint of milk so that we could have a cuppa on arrival after a long journey. Carol Anne also put fresh flowers is the rooms. In the summer, and when the scaffolding comes down I'm sure the front courtyard will be a lovely place to sit. One of the main things for us was that it was dog friendly. Some nice restaurants within walking distance."

"We really enjoyed our holiday and it was very nice to stay in a property which welcomed pets. The welcome pack was very helpful particularly the milk as we did not need to go out and get some as soon as we arrived.The only point I would like to make is the issue with the drive. You warned us about the potential for grounding the car as you drive into the property but I did not think I would need to be so careful when driving into the property. This problem could quite easily be sorted out and you should recommend to the owner that they do so.One thing we were particularly pleased about is the safe return by the property housekeeper of dog's coat which we left behind.
