"I have to report that upon arrival, we found the property overheated - temperature around 25 degrees. Despite instructions not to touch heating controls, I had to change the individual control (in each room) back to a sensible temperature of around 18-19 deg and open doors/windows. Because it is underfloor heating, this takes a long time, according to the plumber who arrived to sort out another problem, around 2-3 days. Therefore for the first two nights, sleeping was difficult. One of the bedrooms only has a patio door which couldn't be left open for air......The toilet in the main bathroom constantly refilled so on day 3 the plumber arrived to fix. The wi-fi is provided via dongle. Unfortunately the owner has been using the wrong network (Three) and therefore it was unusable. I have mobiles on all networks and was able to prove a decent signal on EE, so the owner kindly purchased a new dongle on this network and thereafter wi-fi was satisfactory. Another negative is that the boiler is located outside, the other side of the main en-suite bedroom. My mother was woken on numerous occasions by this switching on and off during the night, apparently to maintain the water temperature. Eventually she moved to the twin room. Us ladies need a mirror and adjacent socket to do our hair - only the twin bedroom provided this facility. There was no dressing table in the other rooms so was obliged to use the shelf in the main bathroom for this purpose. The living/dining/kitchen area is a very pleasant room and the lodge's best feature. Water pressure at the lodge is excellent as were the showers/bath. The wood in which the property is situated is on a private estate south of the village of Chirnside. It is a very peaceful location, only farm vehicles can be heard. Because it is shaded by trees, there isn't much possibility of sun bathing here - the other lodge is the better option for this activity."

"The location was superb.However, I would like to advise the followingNo information pack - No instructions on the equipment, no local emergency information, The first night it took ages to work out the cooker, eventually done by trial and errorNo freezer, everything had to be stored in the fridgeNo pathway to the cottage, had to walk across muddy grass to get to the front doorThere was dog excretement on the grass.Whoever had let the dogs roam had not cleaned it up.No hard standing for the car, after wet mornings, very slippery.The boiler packed up, requiring us to call the caretaker. Apparently this had happened previously. He switched a pump off, jiggled it and then switched it back on.The setting was amazing although the pictures suggested right by the sea, when in fact it overlooked the A1 first then the sea. This is just an observation, it did not detract from the beauty of the location.The bathroom was adequate, but does need tidying up, for instance very old bath, grouting a mess etcThe cottage was comfortable, and relaxing. I was mainly disappointed that there was no information.Regards"

"Really enjoyed this cottage, a real home from home in a nice spot near to all the things you need on holiday without going in the car; the beach, harbour, pubs, restaurants, great fish/chips, ice cream etc. Near to superb Indian Brasserie, few hundred yards from good Co-operative supermarket for anything you need, so all in all very convenient and comfortable. Easy car trips to Edinburgh, Berwick and Holy Island. Outstanding family beach at Coldingham up the road, good coastal walks too. We parked two cars no problem all week on unlimited road parking nearby. No ground floor loo and a lot of stairs may be an issue for older relatives. Highly recommended for families wanting a great break with lots nearby."

"We spent a lovely Easter week in Oak Lodge - gorgeous surroundings; excellent standard of accommodation and the weather was very kind to us. Very kind owner who seems to have thought of everything necessary to make her holiday home very comfortable and welcoming, including coffee (real), tea, bread, milk and biccies already there for our arrival. The only downside we found was that the under floor heating system was a little too warm for us. We'd definitely stay here again - its in a small but very friendly village which is central for days out to lots of different places (seaside; countryside; castles; Holy Island) - highly recommended accommodation. Thank you."

"Booked for a 40th family birthday party. House is great, plenty of space for 10 people and a dog to run around! Nice big kitchen and lovely wood burner. The only things that cropped up were very minor, there are only 4 egg cups! So there were rounds of boiled eggs to be made for wee people in cycles, so firing in a few more egg cups would be useful for future folks. Two of the lamps weren't working either, just needed bulbs, couldn't find any spares to fit. So a few spare bulbs in a cupboard too maybe. I can't think of any other suggestions! These are obviously very minor things to fix. The house was perfect otherwise for us."
