"I have to report that upon arrival, we found the property overheated - temperature around 25 degrees. Despite instructions not to touch heating controls, I had to change the individual control (in each room) back to a sensible temperature of around 18-19 deg and open doors/windows. Because it is underfloor heating, this takes a long time, according to the plumber who arrived to sort out another problem, around 2-3 days. Therefore for the first two nights, sleeping was difficult. One of the bedrooms only has a patio door which couldn't be left open for air......The toilet in the main bathroom constantly refilled so on day 3 the plumber arrived to fix. The wi-fi is provided via dongle. Unfortunately the owner has been using the wrong network (Three) and therefore it was unusable. I have mobiles on all networks and was able to prove a decent signal on EE, so the owner kindly purchased a new dongle on this network and thereafter wi-fi was satisfactory. Another negative is that the boiler is located outside, the other side of the main en-suite bedroom. My mother was woken on numerous occasions by this switching on and off during the night, apparently to maintain the water temperature. Eventually she moved to the twin room. Us ladies need a mirror and adjacent socket to do our hair - only the twin bedroom provided this facility. There was no dressing table in the other rooms so was obliged to use the shelf in the main bathroom for this purpose. The living/dining/kitchen area is a very pleasant room and the lodge's best feature. Water pressure at the lodge is excellent as were the showers/bath. The wood in which the property is situated is on a private estate south of the village of Chirnside. It is a very peaceful location, only farm vehicles can be heard. Because it is shaded by trees, there isn't much possibility of sun bathing here - the other lodge is the better option for this activity."

"No WiFi, the beds were ultra cheap and some of the frames had buckled so much that you can see they've been patched up to stop them actually collapsing. Any movement, and you were worried that they would collapse.Single TV which wasn't great and the DVD player was temperamental. Couches in sitting room, not very comfortable. Single shower - which was part of en-suite room. Kitchen was not well equipped - missing basic utensils for cooking and serving food, gas cooker marking had all gone! So no idea what temperature the ovens were at. When we arrived the house was very cold - didn't take to long to heat up, but a warm welcome would have been great.Parking - two cars, anything more and you'd have issues. Garage was full of stuff and not usable for cars."

"We spent a lovely Easter week in Oak Lodge - gorgeous surroundings; excellent standard of accommodation and the weather was very kind to us. Very kind owner who seems to have thought of everything necessary to make her holiday home very comfortable and welcoming, including coffee (real), tea, bread, milk and biccies already there for our arrival. The only downside we found was that the under floor heating system was a little too warm for us. We'd definitely stay here again - its in a small but very friendly village which is central for days out to lots of different places (seaside; countryside; castles; Holy Island) - highly recommended accommodation. Thank you."

"Absolutely superb cottage in a wonderfully relaxing location.Very easy to get to on the A1 (ignore the person that complained about the road noise - it is practically non-existent), excellent access to nearby locations (again, if ignore the other review - it was easy to pull out onto the single carriageway portion of the A1) and m amazing value for money.The interior and a clean, big, spacious and welcoming. Very well equipped, lovely rooms and bathrooms etc..Kids had a brilliant time and loved the games room - where else could you play pool with an incredible backdrop and pigs on the neighbouring farm? :-)Thanks for a lovely holiday - would definitely go again."

"Booked for a 40th family birthday party. House is great, plenty of space for 10 people and a dog to run around! Nice big kitchen and lovely wood burner. The only things that cropped up were very minor, there are only 4 egg cups! So there were rounds of boiled eggs to be made for wee people in cycles, so firing in a few more egg cups would be useful for future folks. Two of the lamps weren't working either, just needed bulbs, couldn't find any spares to fit. So a few spare bulbs in a cupboard too maybe. I can't think of any other suggestions! These are obviously very minor things to fix. The house was perfect otherwise for us."
