"We did not use the property as a holiday accommodation as such, it was used as a convenient place to stay while we are attending a special event. (As this was a one-off this is the reason we do not intend to return). We also visited friends and relatives while we were in the area. It was particularly useful because we have a small dog and it's quite difficult to find places that will accept them.It has a pleasant outlook at the back of the house where you can watch sailing boats going back and forth.The property is spacious with plenty of cupboard space in the kitchen and especially the front bedroom.The bathroom has a shower which has a decent flow, especially for an electric one.At the rear of the house there is a wide conservatory that doubles as the dining room with pleasant views as you're eating.However there were a few niggles. Even with the brightness turn to maximum the flatscreen TV has a dark picture.The conservatory at the back has only one working opening window, the other one has a note on it that is not be used, it gets extremely hot in there when the sun shines in a short space of time. DO NOT, whatever you do, contemplate leaving a dog in their with the door shut, even with the window open!I could not get in through the front door, I could only get out. If the side door was locked and went out through the unlocked front door but left the keys inside you would not be able to back into the house.Apart from these issues I would recommend the place as it is very clean and spacious with a wide selection of DVDs to entertain adults and children if the weather is not behaving itself in. There is also good-sized strip of grass across the back for children to play on."

"The property was well equipped, clean and tidy if a little dated. The views over the estuary were lovely and changed on a daily basis with various sea craft passing by. The visitors book said you could swim in the estuary but I certainly wouldn't want to. It was muddy and stank of seaweed. However, the beach is well worth a visit when the tide is out as there were lots of different types of seabirds to see. Unfortunately, that's where it ended for us.The beds were comfortable but same can't be said about the chairs in the living room. The sofa was ok but the armchairs are the most uncomfortable chairs we have sat on.I find it hard to believe that not one person has mentioned the very noisy road at the front of the property. The road is made of concrete slabs, the same you find on motorways with enhanced tyre noise to match. Every time a car went over the joins there was a bump, bump. The road led down to a large caravan park approximately 50m down the road so the noise was constant.The rear garden was split in two by a public footpath so there was no privacy when sitting at the table in the garden as people were walking past constantly. It was really annoying to be woken by people stopping to talk about Fido early in the morning. The last straw was a group of young girls screeching at the top of their voices (probably on the beach) in the early hours of the Thursday morning. We came home a day early and won't be staying again."

"This a great house for family get togethers where plenty of space (inside and out) is essential. Although only a short drive from Sudbury you feel quite remote, with lots of open views across the large grounds which are great if you are taking a four legged friend or children with too much energy to burn! Warm and welcoming with pleasant décor this is an easy house to stay in. On the negative side - the beds seem to vary in softness and the pillows were somewhat chunky. If you like soft or feather pillows, like us, you will need to take your own! However this doesn't really detract from the comfort of the house. We've only visited in winter, I would imagine in summer is even better. The only thing missing for us in the winter is a real fire - a wood burner would be a fantastic addition."

"As we took our two dogs it was well positioned next to the country park for walks and exercise. I failed to notice there was no enclosed area for them on the details. The barn conversion is cute but the white wooden floor boards are noisy and with gravel drive entering into the barn this was a challenge to keep clean. Decorated in a charming way particularly if you had 2 small children to sleep in the cupboard room which had fairy lights. I do not think it is suitable for dogs. Well positioned for London. Very pretty position but not sure what it would be like in the summer being right next to the horses and with limited ventilation. This is a central cottage of 3 and beware that the walls are very thin."

"A beautiful house in beautiful grounds. Plus points were the games room and the local pub only a 25 minute walk away. The location is lovely but it should be made clearer just how narrow it is to get down to. We have some nice scratches on our Navara now due to brambles on either side of the already narrow track. The house could do with a better welcome pack telling you where things are. We spent ages trying to locate the highchair. Also information on the local area wouldn't have gone amiss. The cleanliness was not good. We had to wash all crockery and cutlery before being able to use it and general cleanliness was not great. Lots of old cobwebs everywhere. It was all just a bit unkept."
