"We did not use the property as a holiday accommodation as such, it was used as a convenient place to stay while we are attending a special event. (As this was a one-off this is the reason we do not intend to return). We also visited friends and relatives while we were in the area. It was particularly useful because we have a small dog and it's quite difficult to find places that will accept them.It has a pleasant outlook at the back of the house where you can watch sailing boats going back and forth.The property is spacious with plenty of cupboard space in the kitchen and especially the front bedroom.The bathroom has a shower which has a decent flow, especially for an electric one.At the rear of the house there is a wide conservatory that doubles as the dining room with pleasant views as you're eating.However there were a few niggles. Even with the brightness turn to maximum the flatscreen TV has a dark picture.The conservatory at the back has only one working opening window, the other one has a note on it that is not be used, it gets extremely hot in there when the sun shines in a short space of time. DO NOT, whatever you do, contemplate leaving a dog in their with the door shut, even with the window open!I could not get in through the front door, I could only get out. If the side door was locked and went out through the unlocked front door but left the keys inside you would not be able to back into the house.Apart from these issues I would recommend the place as it is very clean and spacious with a wide selection of DVDs to entertain adults and children if the weather is not behaving itself in. There is also good-sized strip of grass across the back for children to play on."

"The property was well equipped, clean and tidy if a little dated. The views over the estuary were lovely and changed on a daily basis with various sea craft passing by. The visitors book said you could swim in the estuary but I certainly wouldn't want to. It was muddy and stank of seaweed. However, the beach is well worth a visit when the tide is out as there were lots of different types of seabirds to see. Unfortunately, that's where it ended for us.The beds were comfortable but same can't be said about the chairs in the living room. The sofa was ok but the armchairs are the most uncomfortable chairs we have sat on.I find it hard to believe that not one person has mentioned the very noisy road at the front of the property. The road is made of concrete slabs, the same you find on motorways with enhanced tyre noise to match. Every time a car went over the joins there was a bump, bump. The road led down to a large caravan park approximately 50m down the road so the noise was constant.The rear garden was split in two by a public footpath so there was no privacy when sitting at the table in the garden as people were walking past constantly. It was really annoying to be woken by people stopping to talk about Fido early in the morning. The last straw was a group of young girls screeching at the top of their voices (probably on the beach) in the early hours of the Thursday morning. We came home a day early and won't be staying again."

"We arrived as a young family of four, to a warm clean house. We were surprised at just how big it was. It soon became apparent that the heating was on a timer and most of the rooms were really chilly, so we had to wear coats. On contacting the owner, they arrived at the house within an hour to amend the issue. Which we were surprised at how quickly they had come to help us. So we were very grateful. The house is in need of some maintenance, but nothing that can spoil your stay. You have all the kitchen equipment that you can need, and the views are stunning, Even In cold February, we went onto the beach , which is directly opposite, every day! Either walking to Clacton Town Centre, or to the Pier, which only takes 20 mins. It was a lovely fresh walk. It was as pleasure to stay somewhere, that you didn't have to use your car to get around. We did not travel far, but even walked to the Town Centre at night time, with young children for a lovely evening meal, in the various restaurants there. It was a lovely stay and We would definatley come back again next year."

"A large property in a very enviable position. Ideal for a beach holiday with fantastic sea views and close enough to the town centre for all the amenities you require. There's plenty of space for larger families and the house is well presented. On the down side, was surprised to find no information is provided regarding the equipment, facilities or useful contact or location details for local services and GP etc. Also no guest book to enable feedback . Traffic noise during the day is quite obvious and the sealed glazing units at front have failed and therefore hold condensation. Some of the provided towels were also badly stained. We also found out, on arrival, the beach area is currently being rejuvenated and is closed to the general public in Clacton. If you want the beach you need to travel further along the front to gain access. The work is also being carried out around the clock and rocks are being delivered onto shore through the night."

"Although a beautiful house and in a good location, several aspects of our stay were below the standard we would normally expect as frequent visitors to holiday cottages. Actual entry to the house was made difficult and several of the bedrooms were extremely cold. Only a waste paper basket in the kitchen for a household of 8 for a week seemed very inadequate and the lack of provision of toilet paper seemed to us to be rather mean. There were dead flies on the floor in the living room and the fridge had not been cleaned properly. There was no book giving information like the WiFi code, nearest doctor or hospital or where the nearest shops were. There were Christmas decorations but the lack of a nearby caretaker meant that the house did not seem welcoming and we wondered what provision would be available in the case of an emergency."
