"Braynesmead is a very quaint cottage but we can't recommend it for the following reasons 1. The beams are so low downstairs that only people less than 5'8" can walk under the beams safely.2. There is a very strong smell of soot which comes from the sooty chimney of the inglenook. It has apparently been capped but had it been swept before that? A visual inspection suggested not. Lighting candles in the grate only helped a little. Soot is not good for your health.3. We knew that the cottage was pet friendly but we did not expect it to smell so strongly of dog. Even the smell of soot didn't completely camouflage it. There was also another bad smell which might have been coming from behind the kitchen units. We didn't investigate.4. A lot of the kitchen equipment needed washing.5. The carpets were threadbare.6. The stairs are very steep and the treads narrow - difficult for people with shoes larger than size 5.7. We didn't in the end invite anyone to stay overnight with us because of the access to the second bedroom bed. There is no access from either side so only suitable for people young and agile enough to scramble into and out of bed via the bottom of it. We knew from the particulars that access was limited. Perhaps a single bed would be better?8. We understood there was parking for two cars and indeed there was but there was a car already parked on site when we arrived and it remained there without moving for the whole of our stay.We were not aware of your customer services and in any case we had too many appointments to make it practical for us to consider a change of location.On a positive note the cottage is very convenient for Gatwick airport and the surrounding road network.It would be helpful for guests to have a working torch with them on arrival. It was impossible to read the numbers on the key safe without one!"

"This holiday cottage is in a lovely situation, very quiet and private, the bedding and towels were good, and the heating is very efficient (once my husband figured out how to operate it), but unfortunately that is where the good points end. The double bed is fine, but in the second bedroom one of the single beds is very uncomfortable with big lumps in the mattress and we could not use it. We found the whole place to be quite dark, the living room/kitchen are unclean, the kitchen is very ill equipped, poorly lit with bulbs missing and dirty – there was food left in the icebox in the fridge, the covers on one of the two couches is ripped and when our dog rolled a ball under one of the couches and we reached to get it there was lots of hairs, dust and dirt, no furniture can have been moved for ages, there was even an un-emptied waste paper basket in one corner of the living room. There were cobwebs and spiders everywhere. The bathroom which is next to the double bedroom has a shower over the bath, we could not take a bath as there was no plug to the bath and the tap drips loudly constantly. The garden could be lovely, but is full of holes and ruts, fine for dogs to play on, there are sheep in the field adjoining and a not very high fence – our dogs do not jump but anyone with a dog that does should be very wary. We were booked for a week but gave up after 4 nights and came home – extremely disappointing as we had really been looking forward to staying at this cottage. It definitely needs an overhaul and proper cleaners used."

"This is lovely house in an excellent location and good local restaurants.We were disappointed with the house though. When you pay premium prices you expect a premium property. For example the dishwasher was broken, we couldn't get the electric induction hob to work and couldn't find instructions. It was marketed as sleeping eight but only had 5 cereal bowels and a mixture of crockery odds and ends. There were too few saucepans. One of the patio chairs had a bolt missing and was potentially unsafe. Several lights didnt work despite changing the bulbs, (not something you should have to do when you arrive). The kitchen table was too small for anything other than two people, the logburner had not been cleaned out and there were cobwebs here and there. Then you are told that to use the hot tub will cost you £150! Clearly the owner doesn't want you to use it.If these issues are addressed we would stay again but until they are we couldn't recommend it. This post has been made with the full knowledge of English Country Cottages."

"The cottage was in a great location for what we wanted to do - seeing our son and family in Brighton etc (half-term). The underfloor heating in the bathroom was unexpected but very welcome. However, we did find that the heating system was either very hot or very cold - didn't seem to regulate at comfortable/medium. Only 4 plates and bowls, 1 tea towel and no serving dishes I thought was a little on the 'mean' side especially when trying to make a meal. ALSO, we had a masses of wasps which was quite worrying when our 4 year old grandson came to visit. Apparently, on speaking to the cleaner on the morning of departure the previous people had complained too but nothing seemed to have been done about them!! Advertised as having broadband but we couldn't pick up our e-mails etc which was quite frustrating as we were awaiting a couple of important ones."

"We had a lovely week visiting family in East Sussex, so this was ideally located. When we arrived the cottage was very cold and took a while to heat up, we could have done with another blanket for the bed as it was January. We had to keep the heating on all the time, but as there is an extra £30 winter fuel payment we didn't feel too bad about doing this.The cottage was very clean and the welcome hamper was a nice touch which was much appreciated. The garden was securely enclosed, so we could let our dog out without worrying about him getting out, which was very important given the proximity of the busy A roads. There are some delightful walks along the river nearby. The view of the church from the cottage is amazing.The wifi connection was good and the bed was very comfortable."
