"This property is in need of a makeover to make it fit for the eight guests it is capable of accommodating. If you want to self-cater, forget it. We were a family group of five and could just about manage to cook ourselves meals by judicious planning of menus. There is a lack of saucepans, utensils and cutlery (two teaspoons), only seven mugs and a mish-mash of glasses.Every square inch of floor creaks alarmingly making it quite noisy. Having children dashing about in the place would be awful I suspect.In the bathroom (one bathroom for eight people!) the tiny handbasin is coming off the wall, the cold tap is very difficult to turn on/off and the hot water comes from a small, inadequate wall heater. The electric shower unit is old and gives not much more than a trickle of water. The shower curtain has seen better days a long while ago, and where do eight people hang and dry their towels?It was disappointing that in this day and age to find the electricity is an extra and a £200 cash deposit (no receipt offered) is required on arrival. Why, given that the weekly charge on this property is at the top end of the market. The price does not reflect the condition of the property.We also found the games rooms were looking quite worn and the pool tables showed signs of being heavily used but no maintenance. We were not tempted to use the swimming pool as we were concerned about its state and upkeep in light of other things.However, given all the faults, and despite them, we had a good week aided by the weather so we could get out and about. The local dog walking was good with some interesting meadows. We would recommend The Bell Inn, excellent pizzas and real ales."

" It had the basic essentials but some 'niggles' This was reflected in the price for the time of year. It was a late booking and it wouldn't have been our first choice. The toilet seat was loose and would slide when in use . Granddaughter nipped her leg in this leaving a bruise. For a three bedroomed cottage there was only one mirror on the stair landing. No dressing tables in any of the bedrooms and one of the bedrooms without a wardrobe, just half a dozen coat hangers on a coat hook. The electricity went off and we were informed that this was because we were 'on a meter' and had used the weekly quota up quicker than expected! I suppose most people tend to eat out when holidaying and very seldom use the cooking facilities to the extent we did, however, due to dietary requirements, this was much needed. So, needless to say halfway though preparation of meal we had to wait until the owners could top up the meter. I have never experienced this ever before and was taken aback at this. On a slightly more positive note: due to asthma and allergies too, I am unable to tolerate fabric and laundry liquids, scented candles and all fragranced items. The owners did ensure that everything was scent free, especially the bedding. This was a huge help. "

"Lovely wee cottage, just right for a few nights' stop-over for me to work (shooting a wedding locally) and taking the opportunity to catch up with family nearby.It is very cosy, beautifully kept and well equipped.It is also quite weeny, so I would suggest that whilst it's good for 2 adults and 1 or 2 younger children, the sofa bed downstairs is not ideal for 2 adults. The roll-together was hilarious and my husband ended up sleeping better on the floor. In fact, if there are four of you, just bring an airbed instead. To be fair though it's only because our children are a little older and needed the twin bed arrangement upstairs, so we drew the short straw with the sofa bed.Having said all that, it was just what we needed as we were only staying for a few nights. Quiet and pretty location with private off-street parking and easy access to both Tiptree and Colchester.I would definitely recommend it!"

"The location is great for exploring some very interesting towns and villages. We were very happy with the overall comfort and cleanliness of Rookwoods Cottage. It is a very relaxing place to rest and unwind. If you like to cook, rather than eat out then please be aware that the kitchen does not provide a 4 ring stove (only 2 ring). There is a dishwasher, which is handy because there is no draining board next to the sink - so we found ourselves using tea towels to make up for the absence of a draining board. The garden is large, private and not overlooked. The sun stays in the garden for much of the time and it's lovely to watch it set over the distant trees. Please be aware that there are no sunloungers/chairs at the property - only basic and simple wooden dining furniture. A lovely place to stay - it has been decorated to a very high standard with tasteful colour-schemes and fabrics."
