"Accommodation was to a very high standard and very spacious. Much of the kitchen equipment was brand new and everything worked perfectly. The house was very clean and there was sufficient linens and bedding. The outside of the property was perfectly manicured and access to the lake and it's surroundings was an extra bonus. Our 10 year old loved feeding the fish in the lake during the vacation. Overall we were very happy and satisfied with our stay at Sandes Bywater. To explain the 9/10 rating, which reflects just how good the rental property was, as we haven't given such a high mark previously. The house is by a busy road and close to working farms. We experienced road and farm noise at the front of the house, but less so at the back near the lake. We were a party of nine and the bathroom layout and access to continuous hot water was a little challenging, but with a little planning we resolved the issue but a bigger water tank would have helped. A bathroom upstairs, where our kids slept would have been a great help.That overall, we thoroughly enjoyed our time at the house and in the area. The owners were very hospitable and wanted us to enjoy our time there. The welcome basket was fantastic and second to none. It made a great start to the vacation !"

" Having Willingham Woods on the doorstep is a real bonus; especially with dogs. This cottage was listed as top-rated by Sykes. We have stayed in similar rated properties that have met those expectations. Chestnut Cottage did not. We were met by a strange man saying "hello mate I've come to sort the hot-tub. Is that OK". Not the best welcome we've had! Whilst the cottage gives great first impressions, when you spent time there it began to reveal niggles: doors not fitting properly, no kitchen cupboard space for groceries, en-suite basin not draining and associated smells, hard floor not properly cleaned on changeover, hot tub controls 'dodgy', crumbs from previous occupants under sofa cushions; a general lack of exemplary care which was disappointing. Plus when the attached Oak House is occupied, noise travels and one of their bedrooms is over the lower bedroom at Chestnut Cottage. We raised some of these issues with Lynda and they were actioned during our stay with a bottle of wine for the inconvenience. Appreciated. The hamper provided on arrival is a lovely gesture, the bed was very comfortable and we had an enjoyable holiday over 7 nights but we will not be back. 3 star not 5 star. "

"This was our second time at the lodge and once again we was not disappointed. When arriving at the cottage you are greeted with one of Andrea delicious cakes....which truly are yummy!! The lodge has everything you need for a comforting luxury holiday. The hot tub is great and well looked after....cleaned daily without you knowing!! Everything is nicely cleaned, fresh bedding, fluffy towels and the robes are nice touch. The lodge is set in nice quiet country setting and not too far from the coast....the best of both. The lodge does have wifi but with it being near the coast it is going to be slower than you would normally be use to...but this is by no means any fault of the lodge. For a relaxing luxury feel holiday on the Lincolnshire coast this lodge is by far the BEST!!....and i've been renting holiday homes at the Lincolnshire coast for 10 years now. Thank you Andrea and Rupert for this Lincolnshire gem."

" Had the housekeeper not found me looking in the wrong place (wrong door) I might still be there looking for it! It was a lovely cottage, the WiFi kept us in touch, but my mobile (uses O2) had no service/signal, unless you walked to the road leading into the properties. There was a lovely hamper of useful foods and drinks waiting for us, but we only saw Lynda once. In spite of the email a few days before we arrived about whether we wanted the bes made up as 2x singles or a super king, it was not made up as I requested, although when I phoned the housekeeper, she quickly sorted it for us. I was left a lovely jar of dog treats and a dog towel for muddy dogs, but I took a cat with us! She was interested in neither of those, but I had the cat treats!!! "

"We've just got back and wish we were still there, we needed a quiet relaxing break due to my wife finishing Chemotherapy for breast cancer recently and got that in bucket loads with Tutti Frutti. The layout and style of the Chalet is of a high standard and was complemented massively by the location of the property. Being near to the beach was perfect for our dogs and also when we invited friends down for the day. Cleethorpes is only a short car journey, walk or train ride (on the local steam railway) away, where there are some lovely cafes, pubs and restaurants. The owner of the property was brilliant and helpful throughout our stay, always on hand to help if we needed it. Thank you a 5 star experience from us at a time when it was really needed."
