"Accommodation was to a very high standard and very spacious. Much of the kitchen equipment was brand new and everything worked perfectly. The house was very clean and there was sufficient linens and bedding. The outside of the property was perfectly manicured and access to the lake and it's surroundings was an extra bonus. Our 10 year old loved feeding the fish in the lake during the vacation. Overall we were very happy and satisfied with our stay at Sandes Bywater. To explain the 9/10 rating, which reflects just how good the rental property was, as we haven't given such a high mark previously. The house is by a busy road and close to working farms. We experienced road and farm noise at the front of the house, but less so at the back near the lake. We were a party of nine and the bathroom layout and access to continuous hot water was a little challenging, but with a little planning we resolved the issue but a bigger water tank would have helped. A bathroom upstairs, where our kids slept would have been a great help.That overall, we thoroughly enjoyed our time at the house and in the area. The owners were very hospitable and wanted us to enjoy our time there. The welcome basket was fantastic and second to none. It made a great start to the vacation !"

"We've just got back and wish we were still there, we needed a quiet relaxing break due to my wife finishing Chemotherapy for breast cancer recently and got that in bucket loads with Tutti Frutti. The layout and style of the Chalet is of a high standard and was complemented massively by the location of the property. Being near to the beach was perfect for our dogs and also when we invited friends down for the day. Cleethorpes is only a short car journey, walk or train ride (on the local steam railway) away, where there are some lovely cafes, pubs and restaurants. The owner of the property was brilliant and helpful throughout our stay, always on hand to help if we needed it. Thank you a 5 star experience from us at a time when it was really needed."

"The apartment it’s self was great, there was t enough pillows and when asked they could accommodate. The hub tub we had to book out for an hour at a time which was not said on the site and could only be used until 8pm when we did book it out the guy who was in his 70s stood around talking a then just messing with plant pots while we were trying to change which made us feel really uncomfortable. Once we got in the hottub he carried on talking to us which went into 20 mins of our time. He made a few odd comments towards my other half about his muscles which made him feel uncomfortable. He then returned at 7:45 in which we only had 30 mins alone in the hot tub. Apart from that was a lovely."

"These reviews are always subjective but I am happy to give this delightful cottage 10 for everything. However, what I look for in local amenities might not be what others are looking for.The cottage is in a very attractive location with a lovely view. The little market town of Louth is close by and has everything one might need.The cottage was spotlessly clean and has very attractive decor, furnishings and equipment. The bed is very comfortable and the kitchen is well equipped.The owners who live next door are helpful but unobtrusive. There was a splendid welcome pack including local cheese, crisps and a wonderful Lincolnshire Plum Bread plus various other goodies."

"A little gem! Everything beautifully presented and a warm welcome from the owner on arrival. Spotlessly clean and very imaginatively designed specifically for the purpose of ensuring a trouble-free, comfortable 5-star stay. The cottage benefits from a large hard-standing driveway which makes loading and unloading the car so easy. Perfectly positioned to explore the Lincolnshire Wolds, interesting towns and pretty villages. For those who enjoy walking, there are footpaths within close proximity which lead through beautiful countryside and ancient woodlands. All in all a most wonderful stay in a cottage which can be thoroughly recommended."
