"Willow Cottage has been without doubt one of the nicest placest we have ever stayed in. The location is perfect - close to the centre and also to the westwood but in a very quiet street so sleep quality is guaranteed.The cottage has been lovingly renovated with an attention to detail that is frankly amazing. It manages to maintain its cottage feel while offering a modern, comfortable boutique design that is both pleasant and relaxing. The hosts have thought of everything from, in our case, fresh flowers, to home made scones, cream and jam to a welcome pack with interesting beverages to try, sweets, nibbles and a nice bottle of chilled wine.Well-equipped doesn't even begin to describe the contents of the cottage which even included a very carefully put together first aid kit which we were glad of for blisters from walking in the nearby countryside! Everything you could possibly imagine was included, nothing was lacking.Other features we particularly enjoyed were the automatic led lighting on the stairs, the beautiful little garden patio with plants and fairy lights and the beautiful bathtub with candles and soft lighting for a relaxing soak at the end of a long day sightseeing and shopping. And also the lovely little notes around the house wishing us a happy stay.It is difficult to include everything that made Willow Cottage so lovely because there were so many thoughtful and welcoming touches. Added to which a level of cleanliness to be proud of. This review is only a taste of what Willow Cottage offers. We arrived tired and weary and we left relaxed and refreshed. Mandy was an excellent host and nothing was too much trouble. It was a truly wonderful holiday and a chance to recharge our batteries in a lovely setting. I can't recommend it enough. "Plus pointsNice big house with plenty of space throughout, good WiFi coverage, tv's in all bedrooms, bath/shower in all bedrooms except for one, separate downstairs toilet. Negatives The cleanliness of the barn is below par, after reading some previous reviews of the property regarding cleanliness the owner ensured me that the property would be cleaned.The garden is a good size and secure for dogs as long as they can't jump as the wall to one side is around 5ft, it could also do with a lot of maintenance (and a good sweep) as there are a number of loose or missing bricks, weeds and cigarette ends. There is some sort of ratten type furniture that needs to be binned, and the bbq area is filthy with a bin next to it that doesn't look as if it's been emptied for weeks, there is also a pallet in there.Inside the barn quite a few of the windows and light fittings are covered in cobwebs and a few of the windows are painted shut which made it uncomfortably hot at the time we stayed there, the kitchen would benefit from new utensils, also in one of the bedrooms it appears to be chewing gum on one the headboards and one of the other bedrooms would benefit from a blind as there is a skylight in the ceiling and nothing to cover it.Overall disappointing, but could be so much better if the owners kept up with the maintenance and cleaning of the property The barn is in a nice friendly village and also has a coop, Chinese restaurant, fish shop, butchers and a pub"

"Accommodation was to a very high standard and very spacious. Much of the kitchen equipment was brand new and everything worked perfectly. The house was very clean and there was sufficient linens and bedding. The outside of the property was perfectly manicured and access to the lake and it's surroundings was an extra bonus. Our 10 year old loved feeding the fish in the lake during the vacation. Overall we were very happy and satisfied with our stay at Sandes Bywater. To explain the 9/10 rating, which reflects just how good the rental property was, as we haven't given such a high mark previously. The house is by a busy road and close to working farms. We experienced road and farm noise at the front of the house, but less so at the back near the lake. We were a party of nine and the bathroom layout and access to continuous hot water was a little challenging, but with a little planning we resolved the issue but a bigger water tank would have helped. A bathroom upstairs, where our kids slept would have been a great help.That overall, we thoroughly enjoyed our time at the house and in the area. The owners were very hospitable and wanted us to enjoy our time there. The welcome basket was fantastic and second to none. It made a great start to the vacation !"

"We enjoyed our time at Hardy's Barn but I cannot stress enough how poor I find the key system that is in place. From the outset we had to chase for information on how to enter the property. When we arrived the key was not in the app for us to use. As others have mentioned, there is only the facility for one person to have the app downloaded and in use. This is a property for groups to stay in, the probability that different sets of people will be coming and going over the course of their stay is surely going to be very high. On the second day of our stay we went out and when we returned the app would not work. A call to the management team resulted in them promising a call back but instead I received a text saying the app was down and they gave a code to the back door. Unfortunately the garden was not accessible due to the gate being locked. I had to call back a further 2 times, all the while locked out of the property. Eventually, after 40 minutes of being locked out, a lady appeared in a car, scaled the garden fence and entered a lock box that has a key card in it which we used for the remainder of our stay."

"Excellent cottage, lovely & spacious converted barn at the entrance to a lodge holiday park. Very well kept & well equipped. (Although we couldn't find an oven glove anywhere!) Our only negative comment if I was to be picky would be that although it's great having 3 en suite bathrooms, only the upstairs twin room had a proper stand up shower. The double room upstairs has a jacuzzi bath which is lovely but not practical for everyday use (especially when it took so long to fill up as the pressure was very low & boiler kept cutting out), the downstairs twin has a bath but just has a shower attachment. This meant we were all having to use the upstairs showe every day. It would have been better if they had fitted proper showers over the 2 baths. Overall a great 4nights away with our2 young children (aged 2yrs & 3 months), along with grandparents. We enjoyed days out to The Deep at Hull, Beverley, Bridlington, Hornsea. Found a lovely Italian called Berts by the lakeside on a nearby holiday park (Dacre park at Bransburton)"
