"The location is great. The kitchen and bathrooms are good. The sitting room has a lovely outlook. There is a lot of space. The hosts were very efficient and friendly leaving lovely scones and wine to welcome us. There are however, a few things which let this property down, most of which were in other reviews so it is a shame the owners don’t take note. The double bed in the main room is really uncomfortable and every night sleep was disturbed. We tried the other double bed but this seemed similar and was extremely high too. Others have raised this and it needs urgent action. The sofas are quite old and not that comfortable and would benefit from replacement or at least some cushions. There is only one key and a key box. This makes it difficult and feels like a safety risk. When one of our party wanted to stay for a nap if we put the key in the key box they could not then exit the house. The other concern I would raise is for dog owners. I do not recall seeing restrictions on the website but when you arrive at the cottage there is a sign saying dogs cannot be left in the house alone and cannot go upstairs. The only room on the ground floor is the kitchen as the living room is upstairs. I think these restrictions should be made clear."

"We had a lovely holiday at Flaxmans. Liz and Tony were both very friendly and helpful. The coffee and walnut cake and wine that others have mentioned were a very nice welcome on arrival. It was nice and close to many attractions so not too much driving. The highlight of the holiday above anything else was Tony's tractor trailer ride. We thought it was just going to be a quick 10 ride. In fact it was much longer and very enjoyable. We certainly had a good laugh too. The thing I personally liked about it were the Highland Cows. Theses must be my favourite farm animal and the young ones were so beautiful. Another nice thing about the cottage is a fish and chip van comes every Friday evening. I wasn't expecting it to be as smart as it was and so clean and tidy. The fish and chips were really tasty. Gave us a nice chance to have a chat to one of the locals and find out all about the village. We would certainly come again."

"Perfect for large groups, well equipped with everything you need, comfortable, loads of space for everyone over the 4 levels, youngest at the top as the stairs are narrow but totally climbable and adventureous for kids, tv’s in all the rooms great for kids too and there is a bathroom and shower on the top floor so you don’t have to use the stairs in the night. We were two family groups including children and grandparents, and we never once felt crowded. The garden isn’t large but secure and big enough to bbq with a large outdoor seating area. You don’t need a large garden with all that beach on the doorstep anyway. Four walkable pubs of which a couple do takeaways and a hotel restaurant, Johns cafe and shop have everything you need. Welcoming from the start with the wine and scones, lots to do in the area or within short drives, a great place to stay and would recommend it totally."

"We absolutely loved everything about Hedgelea. The position is exceptional with beautiful views across the countryside, situated along a quiet lane hardly any traffic. We enjoyed a very restful and relaxed week, inside the cottage renovated very tastefully to a high standard but with all mod cons and lots of little extras. In fact we didn't venture further than the nearby villages as we were able to walk along the lane to woods and along the river (Tarka trail) with our little dog. The wild flowers were spectacular and the only sounds were of birdsong. But the cottage is also ideally situated to explore Devon too. We would not hesitate to recommend Hedgelea and can't wait to go back!"

"House has lots of potential but things that would really improve the stay include: bigger beds (both doubles too short for anyone over 6ft), more and newer pans in the kitchens, the washing machine wasn’t clean (mould and detritus in the door seal) and the stair gate wasn’t right for the house (Katy was very good at getting a new one but this required drilling and screwing or to the walls). The garden has lots of potential but the steps weren’t safe for children to play around. Appreciate this all sounds negative but with a few amendments and a general update the property would be fantastic. Katy was a very good and responsive host which was appreciated."
