"Not at all what we expected from a 4 star rated cottage . The cottage was grubby !In fact we had to clean the dust from the bathroom radiators/towel rails before we were able to use them. The washing machine dispenser drawer was in a disgusting state in that it was black with mildew and on removing it to wash it the mildew was even worse underneath .The furniture overall was old and shoddy especially in the bedrooms where the wardrobes were so shallow that a normal size coat hanger does not fit in, making it impossible to hang up our clothes !!The equipment in the kitchen left much to be desired and much of it was faulty e.g. even the scissors had a broken handle. The fridge was faulty in that no matter how low we turned it, the food was on the point of freezing. It should be made clear that although there IS shared use of a freezer it is,in fact, in the owners garage which is a good 300 yards down a slope to access. Not helpful for people such as us who all have walking /breathing difficulties!Onto the TV - be aware that this is only a very small 24 inch screen. Certainly not big enough for the size of the room .The roll top bath is very nice but for people with mobility issues is difficult to get in or out of. Some grab rails would make a very useful addition. On a positive note the sofa and chairs in the lounge area was very nice and comfortable to sit on.All in all this cottage needs a complete refurbishment because it could be lovely. All in all we would rate this at no more than 3 star rating."

"What a delightful place.Quiet location.Inside is absolutely immaculate.Elaine the owner is so welcoming, helpful and friendly.Well equipped with loads of extras ,not just the basics, including liquid handwash in cloakroom and bathroom, towels, hairdryer, tea, coffee, sugar, washing up liquid.Elaine seems to have thought of everything. The welcome pack of flowers, eggs, milk and bottle of wine is a nice touch. Bed is HUGE and very comfy. There is a suggestions book in the cottage and see from previous entries that quite a lot of guests suggestions have been implemented by the owner including, changes to shower rail, addition of radio,a mop and bucket, extra bedroom mirror and outside mat. There is also a folder in cottage with information/suggestions of local pubs ,dog walks etc .We had our small dog with us and the courtyard garden was fine for him, however would suggest if you have a larger dog the ajoining property The Coop would probably suit you better as has a larger garden area. All in all a wonderful place that we would definitely recommend."

"We had a thoroughly enjoyable time at Park Cottage. We stayed over the Xmas break and it easily accommodated 12 of us in terms of sleeping arrangements, cooking, sitting down to dinner and also general space to relax and just chill which we did a lot of. All the rooms are decorated nicely and the bedding and toweling were all of good quality and the kitchen equipped with sufficient plates, cups and glasses etc. We enjoyed lots of walks around the grounds plus also into the village for the local shop and pubs. There isn't too much to do in Kirdford which is a beautiful village but Petworth and Billingshurst are only a short drive away. Good communication also between myself and the owners leading up our stay - no question was too much for them to answer. Would stay there again and would particularly like to stay in the summer months to enjoy the garden and surrounding areas more. In summary - a great place to stay and would encourage anyone looking to book up."

"If you are looking for peace, quiet and relaxation then you couldn't choose a better location that the Roost. It is situated in the heart of the Sussex countryside surrounded by fields, woods and horses. Fiona (the owner) welcomes you to your retreat with eggs from her hens, fresh flowers adorning the table and a bottle of chilled wine. The Roost is immaculate- the cleanliness is outstanding, the decor is beautiful and the cupboards and drawers are full of everything you might need during your stay including torches and a sewing kit!I only have praise for this cottage and from reading the comments book I realise that I am certainly not the only one. I was truly sad to leave and return home and would most certainly return without hesitation. PS If you have a dog they will have a wonderful stay in the lap of luxury- the local walks are phenomenal too."

"We have stayed in cottages across the UK over the last 6 years. We did have a good holiday exploring West Sussex - a new region for us - lots to do, lots to see. While we normally rent a cottage in a village/close to amenities we did appreciate the coolness of the woodland surrounds in extreme heat and it was great to see squirrels and deer close up. On balance we do not feel the cottage was of high quality. The showers weren't great...the beds weren't as comfortable as we're used to...and (a minor point?) the teapot was stained. It was kind of the owners to leave cake for our arrival. We were surprised they didn't drop by at all to greet us. It's not a major issue but again not what we've been used to in previous holidays. We would return to Sussex but we wouldn't stay here again."
