"Grooms Cottage is pleasant enough but we did have a few criticisms. The owner was away on holiday until the day before our arrival. I had been trying, as instructed, to contact her about access on the day. I'd left a couple of messages and when I did finally get hold of her she was quite curt. She didn't walk across the yard to greet us. Her husband was deputed to do that. When we asked where he would recommend for a meal that evening he said they never ate locally and couldn't advise. On arrival the house was very cold. The central heating instructions were complicated and difficult to read in the poor light in the house. We thought we had got it working but when we returned (from an actual pub!) at 9.30 the house was still cold. We phoned the owner for advice; she tried to explain it over the phone (she was only across the yard for God's sake) but eventually came across in her pyjamas & clearly annoyed. Next morning we showered and we all flooded the bathroom floor as the door was not watertight. The owner's husband said he would do a temporary repair with mastic but it didn't make much difference. Sheets on the single beds were clean but offensively marked and should have been replaced. The filter on the tumble dryer in the laundry was horribly clogged up; unpleasant and a fire hazard. An insurance document in the folder in the cottage was out of date. The hairdryer was due for a safety check in 2012! The carbon monoxide detector had only 4 weekly checks listed since 2015. There was no indication that the LPG safety record had been carried out 'on or before March 20th 2017'. There's no wifi and no Vodaphone service. The TV was a pain. The vacuum cleaner was filthy and unpleasant to touch. We were asked to put rubbish out in time for a Tuesday collection. We took it across on the Monday and it wasn't collected when we got back on Tuesday. The information folder was poor and contained no 2017 info.The cottage isn't actually bad but the owner doesn't seem to be prepared to make the effort to keep it up to scratch. It wouldn't take much to do what needs to be done. And perhaps she could try being a bit more hands-on and people friendly."

"We had a lovely stay, 4 adults and we filled it! I am not sure where another two would fit in, not only the day beds but also it would have been a squeeze around the kitchen table. So we were quite pleased my son and his wife did not join us, as they may have!The beds were extremely comfortable and lovely en suites with all space well used and everything we needed.Downstairs you had to duck under beams which we managed and we loved all the homely touches. We loved the location and the farm shop a 5 minute walk away was a bonus. To reach wonderful countryside from the back door was great and the outlook and peace was fabulous. We walked a lot and explored Ashdown Forest and 'Pooh' country and found a great coffee (the best we had) and farm shop at Cherry Gardens Farm on a circular walk we did round Withyham. Having our OS map was a plus.Visited Wakehurst, Penshurst Place and Hever Castle which were all beautiful with Autumn colours and sunshine. Very lucky."

"We all had a lovely stay at The Dairy Cottage; 2 adults, our 2 kids (1 year & 2 years) and our 2 dogs. Not only is the cottage beautifully decorated and kept but to have finishing touches such as tea, coffee and a bottle of wine was a real bonus. The owners are so accomodating to our dogs which just made it all the better. The pool was great for the kids. We easily travelled to London for the day, enjoyed Sheffield Park and the Bluebell Railway. The dogs loved the nearby walks and despite the weather we kept busy and enjoyed our stay very much. There is open brick work in the property which may be an issue with small children when they play but you can see that in the photos and our kids were fine. We would highly recommend this cottage. "

"Our cottage (more like a cabin/chalet) was really very spacious yet cosy, equipped to a high standard and a great location for exploring. It’s in a rural spot, yet 10 minutes drive to shops (incl Tesco, Waitrose) in Lewes. The grounds are lovely and I would highly recommend for small children, with the property being on one level with large lounge/diner area to play in, gated courtyard they can run in and chickens/ducks, horses and a fenced field play area they can enjoy. We did not use the hot tub or sauna as I was pregnant but this also seems a real bonus to the property. Lovely modern bathroom and kitchen too. Feb 2012."

"Very beautiful location and loved the geeses and chickens. Eggs and cake were greatly appreciated.Beautiful quirky cottage but my sons are tall and hit their heads several times. The dog loved it.Wendy was very friendly and nothing was too much trouble. Ashdown forest is beautiful and we loved walking in the areas that were inspired by AA Milne. Played Poohsticks on the famous bridge (take your own sticks as none around the area. ) The local pub serves excellent steaks on a Friday night at reasonable prices and a free drink! Farm shop over the road from the cottage is a real treat."
