    "We chose this because of the location as we wanted to explore the local area and so it was good for this. However we did find things that could be improved upon easily. Both the washing up bowl & the oven hands were in poor condition and need replacing, being dirty & sticky. The ovens in the cooker were extremely dirty and the oven door filthy inside requiring a deep clean ! We were told on our arrival about the main oven door handle fault, it pulls off when trying to open the oven and this could not be rectified from the previous week & that the shower door seal leaked, ok as we used the bath.As it was for 4 people there was not enough wine glasses available and only 3 were matching.Both the toilet pans were very dirty and we needed to clean them ourselves but there were limited products available to do this along with only 2 half used loo paper rolls, again not enough for 4 people staying a week !"S18114" is rated at 4 stars but we have stayed in much better places that are far superior to this property and only get 3 stars.Overall the property needed an upgrade in several areas to make it 4 star, even though it had all the required electrical equipment in the kitchen / utility room to allow us to cook full meals during our stay there, but it lacked a real sense of 'homeliness' in our opinion as there were no rugs downstairs only wood plank flooring, which was noisy to walk on ,but we understand why it was used from a ease of maintenance option and during the night the house was very noisy with plumbing and other strange noises happening in the early hours of the morning, keeping us awake several times."

    "The reason we stayed at this cottage for the week was to visit our daughter, son-in-law and grandson so this was not exactly a holiday as such. For the quality of the cottage it was an excellent price, which I must admit was the main reason for originally booking. It was very clean and well appointed for a holiday cottage considering the number of cottages we have stayed in the past. We had a pleasant welcome and were grateful for the complimentary cake, fruit and apple juice that welcomed us.It is also handy that a comprehensively stocked farm shop is adjacent to the cottageIt was so handy that the cottage is a dog friendly. However, it would be handy if there was a gate in the opening to the back garden so I didn't have to worry about her running off.A minor criticism was that there was no handle to close the shower room door, some of the bulbs had blown and for me, the quilt on the single bed was far too thick. It's probably a personal thing as I've never been keen on quilts anyway.I think they undersell themselves that it is not made clear that towels are included in the price.I would definitely recommend this cottage to my friends if they happened to need accommodation in this area."

    "We really enjoyed our stay at S18114. It was well appointed and situated in a beautiful area. My grand-daughter and I spent time raspberry picking which was great fun.The farm shop next door was extremely handy and the local produce was of a very high standard.The information book was very useful, as were the many leaflets of attractions within easy reach of S18114.One thing which would prevent us returning is the wooden flooring through the hall and lounge. Apart from the fact that our dog found it difficult to walk on (he kept sliding when trying to get up etc) his noisy 'clattering' on it was very annoying.The facilities within the house were excellent - washing machine (although I would have expected a washing basket for taking wet clothes to the washing line - however, we managed), dishwasher, toaster etc. I couldn't find any egg-cups which I mentioned to the owner when we left. Also the storage heaters were blisteringly hot to the touch. We turned all the heaters off because the weather was so warm, but I suggested to the owner that perhaps warning notices be placed over the heaters."

    "The accommodation itself was basic but generally clean and comfortable . The patio/ rear outside area was covered in bird droppings and not conducive to sitting outside/eating. possibly unhealthy. The end of the paved area was being used as a dump for old concrete and soil and someone had dumped old chicken bones which could have been harmful for our dog At the front a soil pipe for the associated house was leaking raw sewage. Car parking was confined. The preliminary information said the accommodation was 50 yds from the beach . Although true it did not say that the beaches were closed due to long term renovation work and also dogs are not allowed anyway. This was a big disappointment but we found good dog beach walks at Frinton and Walton on the Naze and south Clackton.It is a pity that the outside of the property was so neglected as a little attention could have given it a much higher rating"

    "Great! We love it and have now been as a family twice (and intend to return another year!). Its close to the centre of Dedham village where we enjoyed visiting all the tea rooms, shops and spending days walking and visiting surrounding areas! We would definitely recommend visiting the Craft centre cafe, the Boat house restaurant (both meals and ice cream were amazing) and we also enjoyed a delicious breakfast at the Essex Rose. The cottage is lovely and was clean and welcoming when we arrived!... The only suggestion I would make, would be for their to be some kind of welcome pack e.g. tea, milk, bread, eggs cornflakes etc. Also we had a trouble with the downstairs shower, but we spoke to the owners (who are lovely) about this when we left and they were eager to get it sorted quickly! Lovely! Thanks !"
