"The owners have paid a lot of attention to detail in presenting this cottage to a very high standard. However, for my wife and I, in our 70's, it was the smaller details which spoilt our stay with our 9 year old dog.On entering the living room area it was lovely to see fresh flowers. When sitting down to watch TV there was a table between the chair and the TV. On the table was a vase of flowers, lovely, but I cannot see the TV as the flowers are in the way. I need to move them, where, to the large coffe table which takes up a lot of floor space. I am wonky on my legs, be very careful or you might have a breakage to pay for!The car parking space is some way from the cottage door and with a full car of luggage for a four night stay it would be considerate of the owners to move their cars which block an easier route just for 5 minutes for unloading and loading. Especially important for someone with a disability. There was not an enclosed garden as stated in the spec for this cottage but applied to the other cottage on site. An iron table and chairs are provided but we had to sit holding our dog on his lead in a very small space trying to stop the table wobbling as well while we drank a morning coffee. The traffic noise from the nearby A12 was very intrusive to spending a quiet peaceful time in the garden. The bed was very very comfortable and we slept very well. However, at 6am loud local traffic noise from the road outside starts and continues until around 8.30am. The bedroom has one window. This opens 4 metres away from the backdoor of the owners cottage. Any coming and going by the owners or visitors was very close to us in the bedroom and we could hear every word spoken. The road outside the cottage does not have any pavements so in our opinion it was not safe to walk with a dog let alone without one. During our stay I did not see anybody walking in the road but visitors to this cottage will be wanting to walk their dogs and will need to use their car.We had booked for four nights but left after three feeling very disappointed."

"We loved every minute of our stay here! The owners who live next door were very welcoming, helpful but unobtrusive. In the huge fridge they had left us the cutest kilner bottle of milk which was a thoughtful touch and on the dining table a complimentary bottle of Prosecco and a Chocolate Easter bunny which was another welcome surprise that we enjoyed! The cottage is cosy and charmingly decorated and very well equipped, we even got to make use of the barbecue on the back patio. It really felt like a 'home from home'. What was great for us was that our dog was welcome too and got his very own complimentary doggy treat and dog food water bowls were also provided. There is a big orchard at the back of the cottage which we could walk the dog in and also lots of public footpaths nearby. The cottage was easy to find and there is a community shop nearby in Langham. Langham is also home to a fabulous pub called The Shepherd which we went to often. The staff there are really friendly and the recently renovated interior is stylish and modern whilst still being cosy. They served great food and also allows dogs in the bar area which was also just perfect for us. We hope to be able to go back very soon."

"There were a few issues with the cottage for example the first time I put the oven on to warm up the cottage filled with smoke as someone had left fat/oil in the tray and it had not been removed in the cleaning process. I felt obliged to scrub the rings on the cooker as they were rusty. The downstairs section of the cottage was like stepping in to a fridge but, to be fair, we did get two inches of snow outside .All of that said, we were toasty warm upstairs and feel the cottage would be ideal in warmer weather and we hope to return.Just a small point- on your directions you mention a Harvester but this establishment is now called something else and is a Steak-bar. We were ok because we know the area and we knew where the Harvester was. I am sorry I cannot remember the name of the new restaurant but the cottage owners will know.Overall we liked the little cottage very much."

"Overall we rate S18133 as very good bordering excellent. It is a cosy nest well looked after by its owner who along with all the people we met around the 'farm' were very friendly. It fails to get 10 only because of small issues; internet a strong signal but intermittent connection, a couple of defective light bulbs, stiff lose shower control. All these things the owner has asked us to report and has promised to put right - so don't be put off.Outside seating facilities are limited, but that did not bother us in November. The location is great for a range of activities and details of a number of walks are included in the cottage. We particular enjoyed visiting Hadleigh Castle, the museums of Southend-on-Sea and Purfleet Heritage Magazine. If we can think of a reason to visit this area again S18133 will be our choice as a place to stay."

"It is not definitely suitable for disabled people who have to use sticks. There are 6 steps to the toilet/kitchen level the step from the kitchen to the toilet is not marked and as the flooring is the same in both, is very hard to see. The same where the kitchen floor has been cut away for the back door. A simple caution of "beware step" would be an improvement. I had two falls with slight injuries inside the cottage, and I feel inclined to write to the health and safety executive who deals with the area. The tv was hard to use without instructions and the tv controller was hard to use. I phoned the owner 6 times over the 16/17 Sept but neither received an answer or a call-back to any of them.Apart from the above, a nice quiet week, but would not use this cottage again."
