    "On arrival we were met by friendly helpful conscientious proprietors. The internal layout of the accommodation was ideal for a comparatively large family group of wide-ranging ages. The numerous "en-suites"was a bonus although there was only one bath. The downstairs double has an obvious attraction for a guest with disabilities but the ensuite is very small and it was only with some difficulty that we were able to fit in a frame for a raised toilet seat. The accommodation was clean and well provided with equipment including Wi-Fi which worked efficiently almost all the time.There was a constant plentiful supply of hot water and heating as required. The lighting in the sitting area would benefit from some enhancement.The outdoor equipment was also a good standard and there was a treehouse and swings for the grandchildren and an area where they could kick a football around.I was however slightly surprised that the property fronted a moderately busy road. Whilst the existence of the road had been made quite clear in the particulars I had wrongly assumed it to be at the rear of the property rather than the front. However, it was not a problem and we did not notice any excessive noise. The view at the front is slightly marred by the potash plant but this is some distance from it. Two problems we experienced were speedily and satisfactorily dealt with by the proprietors who also provided helpful information with regard to attractions and what was going on in the area. There was plenty to keep everybody happy albeit that for some of it we had to travel quite a few miles.Overall, notwithstanding somewhat inconsistent weather we had a very enjoyable holiday and considered the property to be good value . A number of other reviews refer to problems with flies. These are an irritation but it should not be thought that there is constantly a large number buzzing around inside the property. Why there is a problem at all I do not know (I have already referred to the cleanliness of the property)but it seems to be, from our experience, just a constant presence for the few small flies. It is difficult to deal with these by way of sprays in the like and it would be helpful if some form of excluders could be fitted to the two doors. we have a family holiday of this nature annually visiting different parts of the UK and this property is certainly one of the better ones that we have experienced and can be recommended.     "We loved the log burner but only found out on day of leaving that the logs are in the shed at the bottom of the garden! The beds are comfy and the house was spotless. The welcome basket was lovely and generous and they even thought about our son and the dogs with the treats they left! The area is also pretty but quiet! We have a young child so found it hard to entertain him as everything was quite a drive away. We came home 2 days early but this is no reflection on the quality of the accommodation just we felt we had seen everything. Hull is worth seeing, we enjoyed the deep and the art gallery. The minister is shut on Mondays though. Spurn point is a 3 mile walk... but we enjoyed the beach and the visitor centre there. Withensea has some great amusement arcades and we spent a rainy morning there. If you want a quiet get away from it all holiday it is perfect."

    "Just spent 4 nights at S39382 and next door in Valley View with our family and friends. This accomodation has been beautifully restored with the interior designs tastefully done. It is very clean and modern with all the pots and pans you can imagine. A lot of thought has gone into this property and it shows. All bedrooms have en suites with comfortable beds. It gives you the wow factor when you walk in. We were all more then satisfied and would have no hesitation in returning. Renting the 3 cottages would give you accomodation for about 14? There are only 2 negatives. You are next to a main road so if that bothers you, could be an issue and second you get a lot of flies in the property due to a dairy farm being directly behind. This did become a pain but ended up buying fly spray. Being prepared for this can give you a wonderful break in a beautiful cottage"

    "Visited with children and grand children Superb welcome from the owners down to coffee biscuits and a school size bottle of milk in the fridge. Good accommodation, well equipped kitchen and comfortable lounge area, books and games and toys for the little ones. Despite telling Sykes we needed a cot, the owners apparently were unaware, but no trouble one appeared like magic, thank you. Lovely area out back with tree house and swings, unfortunately not warm enough to sit out and barbecue but all the facilities were provided. A great base for exploring a lovely part of the country, North Yorks Railway was a great day out with Whitby, Saltburn and Robin Hoods Bay within easy distance"
