"Overall rating average because there could be a number of improvements which would put the score higher. First impressions were positive as it was light and bright but the cottage overall is pretty basic in decoration. The kitchen needs fixing and although there is a good microwave there are no suitable dishes to use in it. The cooker is electric which works fine but takes a while to heat up and then takes time to cool down, like all electric cookers really so a gas one might be preferable as it would be easier to control cooking times. There is plenty of cutlery, mugs, some cooking utensils so in that sense it was ok. The shower room is adequate with a reasonable shower but because the water leaks under the shower door the floor around the toilet becomes wet. There is a mat to stand on but this becomes wet also so the floor has to be wiped dry to avoid slipping. The toilet seat although not broken keeps coming loose and had to be reset and tightened a few times. Although replaced now the blind fell down whilst being pulled up to open the window because it wasn’t fitted properly at one end and it was lucky no one got injured. It wasn’t very satisfactory either that a young man turned up in the middle of the week to replace the bathroom and lounge blind saying he was to gain entry via the agent, who turned up shortly after he did. No notice had been given to us that this was going to happen and although he was allowed by us to continue, the agent left and the young man was on his own. We were upset because our understanding is that only we had access to the cottage during our stay and like everyone else I am sure, leave personal items at the premises when not needed during the day so the thought of other people being allowed entry while when we were not there beggars belief. Just as well we were in as we didn’t know these people and if anything had of gone missing we couldn’t have proved it. Surely maintenance needs to be done when the premises are empty and there are no holiday makers staying there. All this was reported to the owner and there was an apology. The beds were comfortable but unfortunately on the two single duvets the covers were of a silky type material and were not comfortable and kept slipping off the bed. One pillow case on each bed also had the same material and wasn’t nice to sleep on so had to be taken off the bed. By their request a double bed had been put in for forthcoming occupants and the two single beds taken out in one room which we were ok with however, it was noted that this bed had been kept in the shed in the garden. A bit of a concern really as all sorts of creatures can get in so who knows what was in the mattress. Only discovered this at the end of the week we were there. The wooden flooring throughout the cottage although at first sight looks good, is in fact very noisy particularly in the hallway so it’s impossible to nip to the bathroom in the night without waking others up.As said the cottage itself is pleasant and the outlook is good it’s just a pity the decor lets it down. The front garden is pretty but the back garden needs some attention although as we were out most of the day it didn’t bother us. Fantastic to see all the birds, many of which had chicks and it was fabulous to watch the parent bird feeding their young. Not something we’ve seen this close. These matters aside staying in Monifieth was a good experience and was in easy reach of our home city of Dundee. We wouldn’t be put off staying in this area again but unless the cottage was improved upon we would look elsewhere for accommodation."

"This was our first visit to S72020 but we were so won over by it that we are booking another stay next year. As others have mentioned, the driveway to the cottage is narrow and, if your car is a bigger one, it's best approached from the Dundee side. Although our vehicle is quite large, we managed to turn it at the end of the drive with several turns. The pluses of S72020 far outweigh the narrow drive. The views are great. The river Tay is very close and there is always something happening on it from the nearby Royal Tay Yacht Club to commercial shipping. Watching the changing skies, the sunsets and the moonlight on the river is part of its attraction. The cottage has been well thought out and there's everything you need for eating and drinking. Although it can accommodate four, it's probably best suited to either a couple or a couple with two children. We'd say it's perfect for a couple! The walk along the riverside into Broughty Ferry takes ten to fifteen minutes - depending on how often you stop to look at the view or the eider duck swimming in the river. Broughty Ferry has plenty places to eat, delicatessens, designer shops and grocery shops. Dundee, with an even bigger range of shops and eateries is a short drive away or there are buses and trains. Marnie, the owner, is very helpful and lives not too far away if you need anything. It's probably fair to say that this is one of the best cottages we've stayed in."

"We stayed at S22957 (one of a complex of 3 attached accommodation options at the farm) for 2 weeks in June. The cottage was clean, tidy and comfy. Lots of grass outside and a lovely picnic bench affair for when the weather was nice (which it was most of the time)Plenty of equipment - washing machine, etc. And a telly in the living room and all the bedrooms. There was no WiFi or, at least, none that we could connect to, but it wasn’t in the list of amenities so we didn’t expect it.Coming from the south, the road to the cottage was well maintained - but coming back from Dundee the recommended route was a suspension breaker! When we came from that direction again we stayed on the main road and doubled back on ourselves. It added 3 miles or so to the journey but saved our car :)Dundee city centre is only 15 minutes away and Perth is 30 minutes or so. And, when you get back to the cottage, you are in splendid isolation and peace. The games barn was well equipped - though the pool table needed levelling a bit - but that is just being picky. It’s a great venue for the price and highly recommended."

"S22966 is a lovely cottage on a working farm about 3 miles from the Village of Tealing and about 5 miles north of Dundee. It is immaculately furnished and equipped to the highest standard. The owners are a very welcoming and friendly couple and some home baked bread, eggs from their own hens and a lovely bottle of wine greeted us on arrival. We found the cottage to be very clean, comfortable and cosy! The nearest shop (Morrison's) is on the road to Dundee and there is no local pub or restaurant so we made the very most of the well kitted out kitchen. We were there to visit the golf at Carnoustie and the cottage could not have been in a better location for access to The Open. We also visited Perth on the train from Dundee, Glamis Castle a few miles north of Tealing, The Frigate Unicorn in Dundee and St Andrews and Crail on various days out. all within easy reach and on excellent roads. We would love to return to S22966 and hope to do so!"

"Ease of booking online via the website and contact with the owner by telephone to confirm arrival time. Met by the owner and given a tour of the property with explanation for everything. Small welcome pack was a pleasant touch with tea, coffee, milk, biscuits and a bottle of wine. The location is first class for golfers as it is adjacent to The Carnoustie Golf Links Hotel with plenty of beach walks available along the coast line for those who don't.The facilities were excellent with very good wifi and plenty of cupboard space for clubs etc.The lounge was spacious and well furnished and the small veranda afforded a view out to the links. Kitchen was well stocked with equipment for dining in though we found the local delivery service to be very good. We would recommend this property to friends and would return."
