"On arrival we were surprised that previous reviews had described the cottage as spacious. As a group of 5, we found that the awkward size / shape / layout of the seating area made it difficult to all watch TV together in the evening. Whilst it's nice to have an extra sofa away from the TV for those wanting to read, the seating near the TV only had 2x two-seater sofas and 2x dentist waiting room- The seating area is also the through-route between the kitchen, bathroom, pool room and staircase, so it felt a bit like a corridor at times. I think the cottage would be most suited to a group that wants to spend evening sitting around the large kitchen table, or perhaps two couples who want to go out early hill walking and spend evenings in the pub. Positives: clean; plenty of hot water and the shower was good; corner room bed was comfortable; pool table was great; the north-east facing garden has views over countryside; the wifi was fine; there are a 2/3 really good National Trust properties in the wider area but driving there takes quite a while. There's a steam railway close by. Negatives: the property is right next the A52 so there is 50mph traffic noise from 6am; bathroom radiator is too small for the room which is cold; condensation problems causing puddles in the bathroom and kitchen; bathroom and kitchen floors are freezing, bring your slippers; cooking was challenging at times due to poor quality pans, but the oven was good. Overall, we thought the property was quite expensive for what we got, compared to others we have stayed in, especially as it isn't in the most popular location."

"The cottage had everything a family needs on holiday! The children loved the hot tub, Wifi, smart T.Vs in their rooms and 2 bathrooms! The hubby and I liked watching the different birds out the window while we relaxed with a drink from the tassimo machine (added bonus). Owners left a fantastic welcome basket and we're very friendly on arrival they also gave us privacy all week even with their cottage being next door. The cottage was in a great location which allowed us to visit nearing Dovedale, ILam, Milldale (to enjoy walking), Matlock (Heights of Abraham), Crich Tram Village (Families favourite - went twice, once on our way home too), Beautiful Buxton, Bakewell and the Donnington Grand prix collection museum. Beautiful stay in Orchard Cottage would highly recommend."

"We had a text from Mel on Friday before we were due to arrive, that although the heating wasn't previously working it would be fixed by Saturday. We arrived Monday to find a freezing cold cottage with only two electric radiators, the main radiators were not working at all, nor was the underfloor heating downstairs. A plumber who was working on the place didn't know what the problem was and had been unable to get into our cottage to see to anything. We had to keep our coats on in the cottage on Monday and Tuesday because it was so cold. There were not enough pillows for the bed, and the place was so dusty, with cobwebs round all the lights. We were concerned that a plastic bag had been wrapped around the smoke detector in the kitchen. (dangerous?)"

"We’ve just had a fantastic 4 day break with our twin 4 year old boys and our little dog. The cottage was absolutely perfect, cozy while perfectly spacious with everything we needed. Very dog friendly! Lovely welcome pack for us on arrival and one for the dog too! Well equipped and great owners who responded quickly to sort out any little problems. Good shower, great tv, comfy furniture (bed bit too soft...probably ready for new mattress... but everything else spot on!) 15 mins or so drive to fantastic sandy beach and bit further to forest for some exploring (kids love it)! Trampoline in garden was a big hit with the children and dog walks on your doorstep! Really lovely little place to base yourself. Would definitely return."

"A huge holiday house with lots of room for our party of six. We never felt on top of one another due to the space in the house. The owner provided everything you could possibly think of, with more than enough towels for our week's stay, plastic plates & cups for children and full Sky TV. Huge, comfortable beds and a lovely big dining table which we often sat around with a glass of wine! The house is only a 10 minute walk into the town and around a 25 minute drive to Alton Towers. We've booked several houses with Sykes before, but this was by far the best."
