"The bedrooms and bathrooms in this cottage are lovely, clean and a good size, the welcome basket was also a nice touch. The living area however is awful and nothing seemed to work. We were only there a matter of minutes before the owner requested a deposit of £250 - I'm not quite sure what for, but this is a dated concept, I have stayed in a lot of cottages over the years and never have I been asked for a deposit. To be fair to him I did find this in the small print on my confirmation letter, I still didn't part with it though. No wifi is unforgiveable in this day and age. There is a sign outside that says there is no wifi talk to each other - we do talk to each other actually, we also live in the real world. No wifi would have been manageable if the house didn't appear to be cased in iron as the minute you step anywhere near you lose your signal.The TV didn't work, there was an issue with the volume, so the owner showed us how to work around this and had also provided us with another smaller TV, so the big TV had no sound but you could switch on the smaller TV to get sound, it was like living in Curry's!!! I ordered a Tesco shop, the fresh items were absolutely not going to fit into the sub-standard fridge. I opened the dishwasher and just closed it again, I wasn't going to go there, a tip to the owner though is to put some salt in it! The rugs in the living room were absolutely disgustingly filthy, I wouldn't let the kids take their shoes off. I tried to hoover up but naturally that didn't work either, even the dustpan and brush were cracked, trying to sweep up all the wasps that we had to kill was a nightmare.The hob was ok, but the oven is hideous, it's impossible to cook a meal in it because it takes so long to heat up and didn't heat properly. There were 2 tin openers neither of which worked, I mean come on you can get those in poundland! I gave up when even the scissors didn't work...The games room was ok, the kids enjoyed it, the jukebox didn't work and the kids aren't allowed in there alone, even though its just next door. There was a sign for a £20 deposit. The barbecue outside looked surprisingly clean, however there is a charge for the gas so we gave that a miss.This cottage is in the middle of nowhere, you can't walk to the pub or anywhere actually. It was massively overpriced and the living area really needs to be cleaned and updated. The cheap TVs and sub-standard fridge are testament to the complete lack of respect the owner has for his guests. If you have a disposable £250 that you're happy to hand over for no reason, and if you don't keep getting pestered for it, don't want cold milk, like wasps, don't mind filth and sticky chairs this is the place for you. I love Norfolk but I won't be coming back here and I definitely would not recommend."

"The property is clean and tidy and is upside down with bedrooms downstairs, and living space upstairs. The living area is nice open plan with bifold doors that open onto a lovely spacious balcony. We were lucky enough to have beautiful sunny weather and could sit out on the rattan furniture. This would have benefited from a canopy or umbrella shade though, as it's South facing and did get too hot at times. There's also an upstairs loo. Downstairs the master bedroom is big with a lovely ensuite. Bedroom 2 is a little small, and the double bed is more a 3/4 size. There's a family bathroom with over-bath shower. Bedroom 3 is bigger and has 2 nice single beds. This bedroom leads out to the lower deck which has the hot tub which sits under cover of the upper deck, and there's more rattan furniture that is in the open and without shade. The hot tub is for 6 and was a great addition for relaxing in. There is access to the sauna room from this deck, and theres a lovely shower in there too. Overall the property was comfortable, and had all we needed for a relaxing stay. Although there are other properties around you, we found it to be peaceful and quiet (save for the cars driving on the gravel roads). You will need your car for shops and supermarkets as there is nothing on site. But these aren't far away with plenty of choice in Yarmouth. If you want to use the Barn Works gym and swimming, you get a discount with it costing £7.50pppd. Redwings Horse Sactuary is next door and well worth a visit if you love animals like us. For a meal out, I highly recommend Chicos on Yarmouth seafront, but make sure you book. The food is fantastic and service excellent."

"Lovely, comfortable luxury accommodation. Equipped with everything you need, and more! Plenty of glasses & crockery. Comfortable sofas with soft throws in the spacious open plan lounge. Comfortable beds, with spare pillows & throws. We absolutely loved our holiday here, so relaxed, we were sorry to be leaving. We made full use of the hot tub, sauna & open decking area - we were lucky enough to have fabulous weather. But even if the weather had been colder, the hot tub is sheltered. Teenage boys kept occupied at night with smart tv & net flicks. This really is a beautifully cared for home, that was spotless on our arrival. We had a slight issue on arrrival, but this was promptly sorted by the owner without any fuss. The facilities on site were minimal, but we were happy with this, though some people might prefer something more lively. We did have a couple of drinks in the golf club, which were very reasonably priced. Did not use the private gym or pool on site as I felt this was quite expensive - £7 a ticket. There is a pool in Yarmouth with inflatables & slides, that has family tickets for £13. Although there are pubs nearby, they aren’t really in walking distance, and there was not a suitable foot path on the busy main road.Great Yarmouth is approx 15 mins by car and we enjoyed a couple of days at the beach. Norwich about 40 mins, which had some lovely shops. We would definitely stay at this accommodation again, and would be more than happy to recommend to others. The welcome pack from the owners was a lovely touch. Thanks for a great family holiday."

"The barn itself is very nice. The communal area upstairs with kitchen, dining area and sitting area is a great space for the family to cook, eat, play and relax together. However, we were disappointed with the cleanliness. One of the windowsills in the main living area was full of dead flies, cobwebs and even an old sweet! That being said, I must just say that the bed linen and towels provided were clean and smelled beautifully fresh. The shower in the main bathroom reminded us of the old school showers from our youth (That was quite a long time ago!) although it was perfectly functional. Another slight disappointment was the garden. It isn't attached to the property itself. You have to walk a short distance down a shared driveway to get to it so we couldn't just let the dog wander in and out. It was also advertised as fully enclosed, but there is a large gap at the end of the garden which meant we had to keep the dog on a lead the whole time. There is a small courtyard within the property which also has the potential to be very nice, but weeds have been left to grow and discarded cigarette butts from previous occupants left on the floor. We did enjoy our stay but feel that some time and money needs to be spent refreshing the place as it does look a little rough around the edges."

"The house is very spacious and offered more than enough space for 2 families of 4; it was clean and relatively comfortable. We enjoyed the pool table, many sofas and the welcome basket Liz had left for us- a very nice touch. Communication with the owner was very good, Liz is lovely :)We feel the house was missing a few things, like games for children, more pans to cook, bigger towels and a coffee maker (we couldn't find it, maybe we missed it?). There was also lots of nettles in the back garden and the kids got stung, which was a pity.The location and grounds are nice, but we were also disappointed by the very nearby town Deheram, it said "bustling market town" but we found it quite ordinary and not specifically attractive- of course this down to personal taste!The good thing is that the house is super close to a Tesco and Lidl, so doing the shopping was convenient and we appreciated this.All in all, the house is fine but we felt a bit disappointed by the lack of attention to details. We rent cottages several times a years so our expectations might have been a bit too high! Once again, i believe this would come down to personal taste and what you are looking for in a cottage when you go on holidays, It just felt a bit too expensive for what it was."
