"The interior layout of the property is very nice indeed but it does have one or two flaws. Some of the furniture and kitchen worktops are looking a little jaded. The open fire place is a lovely feature and the gallery landing stunning with the main bedroom overlooking sheep grazing in a field through the patio doors which lead to a small balcony. The roll top bath is a lovely feature, in this very spacious room but lacks any degree of intimacy. The whole house has been laid out for immediate impact but not practicality. For example, despite the fact that there are two large bedrooms upstairs, there are no toilet facilities. I feel the property would be much improved if an enclosed toilet was installed. This could easily be achieved at the corner of the landing at the top of the stairs. I would not recommend staying here with a young family, the staircase is curved and rather slippy underfoot. Care is needed in coming down them and although they look lovely, ultimately they would not be practical when children are present. The lack of a larger window in the living room area did not make the best use of the wonderful views and if you are a lady the gallery landing windows might proof difficult to look out of because of their height, which is a shame as the design of the place is pretty much perfect but the aspects could have been improved upon. The kitchen is large and comfortable with three lots of cooking facilities (electric oven included). I found this to be more than adequate and wondered why people writing reviews on this property (via trip advisor) could have complained about having no cooking facilities? (The arga looked great but I did not want the complication of having to know how to work it without spending more time there). The kitchen is well stocked but the counter tops in the central reservation are worn and need to be replaced now. A couple of the kitchen stools upholstery were damaged with rips in them which had been taped over and there were rips in the settees in the main living room. The aspect looking out towards the woods from the dining room window where you could watch rabbits playing out on the lawn was my favourite viewpoint but the property did not make the best use of views from the living room (as previously stated). All in all, we all really enjoyed our stay at the property and assurances from Sykes about the accommodation were gratefully received and accurate. The barn conversion is in an amazing location, be prepared for a drive into the property, however it is not far from the A1 and so can easily be found and the directions supplied were very good. The collecting of keys was a little fiddly which could easily be rectified. My biggest complaint was the arrival of the cleaners on the day of departure - we were late arriving (around 7pm) so I did not honestly think that we would feel practically pushed out of the accommodation at 10am on the following Saturday morning! The time of departure is off I am afraid, we had a busy but enjoyable week staying there but did not expect the cleaning staff to show up at the premises before 10am. My autistic son was in the shower when they arrived and he felt rushed - this did not leave us with a positive outcome, which was a shame. All in all I think this accommodation is very good indeed, however, there is room for improvement to make it perfect which would not cost a fortune. Better furnishings is a must. An improvement of having a toilet installed upstairs also a must. Having 11am at least as a set time to leave is also a must. Sykes must ensure departure time is later rather than sooner and that the cleaners do not show up prior to departure time as it makes paying! guests feel rather uncomfortable and unnecessarily rushed."

"I have to report that upon arrival, we found the property overheated - temperature around 25 degrees. Despite instructions not to touch heating controls, I had to change the individual control (in each room) back to a sensible temperature of around 18-19 deg and open doors/windows. Because it is underfloor heating, this takes a long time, according to the plumber who arrived to sort out another problem, around 2-3 days. Therefore for the first two nights, sleeping was difficult. One of the bedrooms only has a patio door which couldn't be left open for air......The toilet in the main bathroom constantly refilled so on day 3 the plumber arrived to fix. The wi-fi is provided via dongle. Unfortunately the owner has been using the wrong network (Three) and therefore it was unusable. I have mobiles on all networks and was able to prove a decent signal on EE, so the owner kindly purchased a new dongle on this network and thereafter wi-fi was satisfactory. Another negative is that the boiler is located outside, the other side of the main en-suite bedroom. My mother was woken on numerous occasions by this switching on and off during the night, apparently to maintain the water temperature. Eventually she moved to the twin room. Us ladies need a mirror and adjacent socket to do our hair - only the twin bedroom provided this facility. There was no dressing table in the other rooms so was obliged to use the shelf in the main bathroom for this purpose. The living/dining/kitchen area is a very pleasant room and the lodge's best feature. Water pressure at the lodge is excellent as were the showers/bath. The wood in which the property is situated is on a private estate south of the village of Chirnside. It is a very peaceful location, only farm vehicles can be heard. Because it is shaded by trees, there isn't much possibility of sun bathing here - the other lodge is the better option for this activity."

"Very comfortable and well-furnished house, with plenty of glasses and adequate for six people. Everything you need for a base to explore the local area and the owner response well to communications. Eyemouth is a very nice place to visit with a working harbour and pictures countryside. Edinburgh is less than an hour away and is a good day trip. Everything within Eyemouth is in easy walking distance such a restaurants and shops. The local seagulls are the size of flying chickens :). Very good food from the local pubs. Berwick is also only ten minutes away, which is also a good day trip. Overall a very well-located house, as there are shops and restaurants nearby, with two amazing destinations for day trips nearby.Suited us very well.We stayed here for 1 week so we could tour the border region during the day time, eat out at night and have a comfortable place to relax and sleep. There was ample space outside for parking. The kitchen was well appointed, but underused in our case and there was a courtyard at the back with outdoor table/seating. All the rooms were clean and well equipped. Two of the bedrooms were on the third floor, so the kids were "encouraged" to have these. Eyemouth itself has plenty to see and do and lots of choices for eating out."

"We spent a lovely Easter week in Oak Lodge - gorgeous surroundings; excellent standard of accommodation and the weather was very kind to us. Very kind owner who seems to have thought of everything necessary to make her holiday home very comfortable and welcoming, including coffee (real), tea, bread, milk and biccies already there for our arrival. The only downside we found was that the under floor heating system was a little too warm for us. We'd definitely stay here again - its in a small but very friendly village which is central for days out to lots of different places (seaside; countryside; castles; Holy Island) - highly recommended accommodation. Thank you."
