"Overall good cottage, clean and tidy , nice little Garden, quiet location so good for a dog. The location is good about 10 minutes from Bala on the South side of the Lake whilst not close to the highest mountains, it is a good base for Snowdonia as it is equal distance to the South and North ranges. Snowdonia overall is an excellent place to visit for walking and especially for mountain bikes.This part of Wales is all about the countryside, not the amenities.The facilities were slightly on the basic side but perhaps that is reflected in the price. There is no dishwasher, the cottage rooms are quite small.The open plan stairs were a bit hairy as the only bathroom is upstairs. The tech is quite old.Note to owner - please ensure that there are consumables such as salt, washing powder, cooking oil. I wanted to do one quick freshen up of some laundry but the packet of powder was empty. Perhaps 4 washing tabs could be provided fresh, for each new group of guests.One bedroom is downstairs. The parking is tight for a large car which may have been in the details, but I did not notice it.Many of the reviews were stating this cottage as 10/10 which came out as "fabulous". I found this misleading but presumably not through the fault of the owner. This was the basis that I booked it. It is perfectly nice, but 7/10 would have been more accurate."

"We stayed at Llanerch y Baedd as 2 families (4 Adults, 2 Children (Teenagers)) and 3 Dogs.We had an amazing week, The cottage was clean and there was plenty of space for everyone. The cottage has 2 wood burners 1 in the kitchen/diner and 1 a larger one in the living room, whilst we were there the weather wasnt too bad we had a couple of rainy days but the nights were cold, once these 2 burners were going it was so warn and homely.The owner met us on the first day when we arrived and that was it, from then on we saw no one and that was just how we liked it. If you are looking for somewhere remote, Quiet and homely then look no further. We all loved it and we have stayed at a few cottages throughout the UK and this was definitely up there with the best.A few people have mentioned the driveway up to the cottage but it really isnt as bad as it sounds, I imagine in extreme weather then you may have some issues, but normal conditions it is absolutely fine.Just to give a balanced review, for the negatives (and this is being really picky) I would say that I would like more cupboard and drawer space in the bedrooms, there wasn't a lot of space to hang anything. Finally the dinner plates did not fit into the 1/2 size dishwasher so these had to be washed by hand. What an enjoyable week that we had and will go back sometime."

"Y Bwthyn was a fabulous rental property - it was furnished and decorated as a home and was extremely comfortable - could be the best rental we have ever stayed in! The views are amazing and the neighbours of sheep, lambs and bullocks were lovely to watch out of the dining room, kitchen and lounge windows. We walked into Bala a few times, which has shops, pubs, cafes etc. and Bala is well placed to visit many of North and mid Wales attractions. We certainly enjoyed our stay and did not want to leave this beautiful house. Gwyn and Jane were very welcoming and eager to see that we were having a good time - thank you."

"For a family holiday the house was perfect in terms of spaciousness and comfort, with many extras thoughtfully provided. The house is close to a lake with pleasant surroundings and walks, but within walking distance of Bala and the convenience of shops including a small supermarket and post office. There is also a swimming pool in the town. A narrow gauge railway runs the length of the lake on the far side. There is a variety of places to visit, and we went somewhere different every day, with driving times ranging from forty minutes to an hour and a half. The countryside is beautiful"
